If a family continues to rent, they are looking at a housing expense which will rise with the market. Rental costs increase by 3% a year historically. But today’s rental market favors the landlord to a greater degree. Below is a graph of how rental prices have increased recently and where they are projected to go over the next few years based on a report from Marcus & Millichap.

Hoping to save by delaying the purchase of a home may result in higher housing costs while you’re waiting, thus achieving the exact opposite result.

Naples, FL #2 on “Millionaires’ Home” list

In a Kiplinger article entitled Millionaires Call These Towns Home, Naples, Florida was named on the list of 10 towns as #2, with #1 being the highest concentration of millionaires. In front of cities such as San Francisco, Honolulu and Washington D.C., Naples, Florida was only behind #1, which was Los Alamos, New Mexico. This clearly makes Naples, Florida the #1 vacation and second home coastal destination for affluent visitors and residents alike.

This is what put Naples on the list:

  • Concentration of millionaires: 9.1%
  • Millionaire households: 12,277
  • Metropolitan population: 321,520
  • Households with $5 million or more in investable assets: 1,753
  • Median income (all households): $ 58,133

The term “Paradise Coast” is more than good branding – Naples and nearby Marco Island rank among the ritziest destinations on the Gulf of Mexico. The area is popular with vacationers and leisure-class retirees, who flock south for the sandy beaches and upscale social scene. There are nearly 90 golf courses in the county; Hermes, Louis Vuitton and Tiffany anchor the local mall.

The Fannie Mae National Housing Survey for September shows consumers in the U.S. remain somewhat pessimistic about home prices.  However over two-thirds (68 percent) of American’s surveyed said they thought now was a good time to buy a home and 63 percent said if they were going to move now they would buy a home.

Highlights from the survey:

  • American’s feel home prices will decline an average of 1.1 percent in the coming 12 months.
    • Fifty-five percent say home prices will stay the same in the coming 12 months.
    • Twenty-five percent say home prices will decline in the coming 12 months.
    • Eighteen percent say home prices will increase in the coming 12 months.
  • Fifty-one percent say interest rates will stay the same.
    • Thirty-three percent say interest rates will go up
    • Eleven percent think interest rates will go down in the next 12 months.
  • Sixty-Eight percent think now is a good time to buy a home
    • Ten percent think now is a good time to sell a home
  • Sixty-three percent say they would buy if they were going to move
    • Thirty two percent say they would rent
  • Seventy-seven percent think the economy is on the wrong track
    • Sixteen percent think the economy is on the right track

Will you actually save money by waiting to buy Naples or Southwest Florida real estate?

The answer to this question largely is dependent on some variables:

A. Are you looking for Southwest Florida real estate as an investment property?

B. Are you looking to purchase a vacation home only?

C. Are you a full-time resident looking for a primary residence?

D. In any situation, are you going to finance or pay cash?

While every buyer’s situation is unique and bears consideration when deciding whether to wait or buy now, there are some additional factors to consider, especially if you’re financing your purchase.

  • The monthly cost of owning the average price home has decreased since January 2011 by 2.9%
  • The cost of renting has increased this year by 5.9%

How Affordable is home buying?  Since 1963, it has cost an average of approximately 43% of individual income to finance the cost of a median priced home.  This is assuming a 20% down payment and a 30-year fixed rate mortgage.  Today, the cost is approximately 22%, which is almost half of what it cost back in 1963!

If you are thinking about holding off for home prices to drop further here in Southwest Florida, here is some further information to consider.

  • No one (including experts) can ever predict or see the “bottom” until it happens and is behind us, plus the chance of catching that bottom at the perfect time is slim at best.  
  • Additionally, once prices start to increase, sellers are less than eager to negotiate on seller concessions and you could miss out.  Many areas of the country have already seen price increase and are reporting that prices are on the rise; Southwest Florida, Arizona and North Carolina are just some of those markets seeing home prices rise according to the National Association of Realtors (NAR).

Lastly, we are experiencing the absolute lowest rates in history.  While rates are moving around at the lowest and greatest of all time, there is really nowhere to go but upwards from here.  Add inflation into the scenario and mortgage interest rates will certainly move higher.

For example, if you take out a $500,000 30-year fixed loan at 4.5%, your monthly payment would be around $2,533.  If you wait for the homes prices to drop and take out a mortgage for $475,000 later, your payment is now around $2,847 because the rates are now higher at 6%.

No matter what the reason is for buying a home in Southwest Florida, don’t be fooled by so-called “experts” into thinking the “perfect” time is still to come – there is just no way to know that.

Known as the Gateway to the Gulf, Bonita Springs is nestled along the Gulf of Mexico between Fort Myers and Naples, Florida. In addition to some of the most beautiful beaches along this coast, there are many freshwater streams and lakes.  Bonita Springs is the perfect place to live if you enjoy fishing, boating, shelling and, of course, laying on the beach.

Bonita Springs was first discovered in the 1870′s, when government surveyors pitched camp near a medicinal spring, which the local Native Americans believed could heal the sick and injured. After the crew left, the site became known as Survey and the stream running from it, Surveyor’s Creek.  In the next ten years, some homesteaders made it their home but the population really exploded in the late 1880s when Braxton B. Comer bought 6,000 acres of land around Survey. He brought farm workers, mules and equipment to work a large plantation growing pineapples, bananas, and coconuts.

In just a few short years, Survey became a community. A small schoolhouse was built in 1887 and by 1910 the Eagle Hotel was in business catering to visitors that came to enjoy Survey’s unspoiled beauty.  In 1912, a man from Tennessee named Ragsdale purchased 2400 acres around Survey. He and his associate, Dan Farnsworth, surveyed the area and proposed streets. The developers decided that the name, Survey, lacked sales appeal, so the town was renamed Bonita Springs; Indian Spring Branch became Oak River; and Surveyor’s Creek was upgraded to Imperial River.

In the early 1920′s, Barron G. Collier extended his Fort Myers-Southern Railroad to include Bonita Springs which, with his new Tamiami Trail, brought another land boom to the area. And Fiddlerville, named for its millions of tiny fiddler crabs, became Bonita Beach. The historical Shell Factory got it’s start in Bonita Springs as well.  As the years passed the U.S.41 Bypass and I-75 corridors opened up more access that brought shopping malls, offices, neighborhoods, and golf courses into the area.

Today, Bonita Springs is an attractive area with beautiful beaches, fine restaurants, and excellent recreational facilities. It has become another flourishing Southwest Florida township and is home to a variety of entertainment, such as art museums and galleries, restaurants, Barefoot Beach Preserve, and Everglades Wonder Gardens.

In addition, Bonita Springs is home to many outstanding luxury home and golf communities, such as the West Bay Club, Hunter’s Ridge, Pelican Landing, Bonita Bay, and Spanish Wells just to name a few.  Bonita Springs’ real estate passes the paradise test and John R.
