Did you survive Black Friday?

Maybe you didn’t get that deeply discounted item you set out to find or you got trampled in the parking lot on your way into one of the many stores in that offered Black Friday sales during this past holiday weekend.  Well, the good news is that Black Friday rules do not apply to residential real estate!

That means there are STILL great luxury properties for sale in Southwest Florida and it’s not too late to find your winter or vacation home in Naples, Bonita Springs or Estero, Florida; you haven’t missed your window of opportunity YET! And stay in bed! No midnight sales here!

That being said you may want to speed up your search though! According to John R. Wood’s most recent market report, inventory in Naples especially is decreasing!  Our neighborhood Market report for October 2011 shows that condominium inventory is currently unavailable in some neighborhoods including Aqualane Shores, Collier’s Reserve and Port Royal. However, single-family homes are available but moving quickly.  Overall, the number of new properties placed on the market in October 2011 is down by 24% from this time last year and the lowest for October since 2005! Sales in October 2011 increased 10% over September 2011 and are expected to stay on this track for next month. Additionally, pending sales in October 2001 was the third highest for October in 12 years!

There are many great properties available in Southwest Florida, but the research from John R. Wood Realtors and the Naples Area Board of Realtors (NABOR) show that the Naples and surrounding markets are picking up fast. If you’re continuing to wait for rock bottom prices, you may in for a disappointment!
