Chicago-based Leading Real Estate Companies of the World® announced its 2012 sales statistics recently, showing that collectively, network affiliates produced $272 billion in sales in 2012 with over one million transaction sides. This is $65-70 billion more in dollar volume and approximately 20 percent more sides than its closest network competitors.

Leading Real Estate Companies of the World® showed leadership in local markets as well, with network affiliates holding the number one ranking in 39 percent of the top 108 markets in either sales volume or transaction sides or both.

Among the top 500 companies in the country, affiliates out-performed all other networks by over 34 percent in 2012, according to REAL Trends 500, which ranks the largest companies by transaction sides and sales volume.

Within this group, Leading Real Estate Companies of the World® members represented 13 of the top 25 brokerage firms in the U.S. and produced 27 percent of the total sales of the top 500 companies, compared to 20 percent by its closest competitor.

Figures for the top 500 firms are verified and published by REAL Trends. Figures for total sales of all networks are estimated by applying per-agent averages for each network for its top 500 affiliates to its overall agent population.

The Gulf Shore Boulevard 1st Quarter 2013 Market Report is now available!

Overall sales along Gulf Shore Boulevard are down when compared to Q1 2011, and approximately the same as Q1 2012. The number of available properties for sale on the beachfront is down 25%, and bayfront inventory decreased 20% from Q1 2012.

Naples FL Real Estate and More: Vacation Home Sales up in 2012

According to a recent report from the National Association of REALTORS (NAR), there were 553,000 vacation homes sold in the U.S. in 2012, which is up 10.1 percent from the year before. In 2012, vacation home sales accounted for 11 percent of all home sales.

NAR economist, Lawrence Yun, says the increase in vacation home purchases can be attributed to the strong recovery of the stock market and the attractive prices on recreational properties.

Additional highlights from this NAR report include the following:

  • The median investment-home price was $115,000 in 2012, up 15.0 percent from $100,000 in 2011, while the median vacation-home price was $150,000, compared with $121,300 in 2011, reflecting a greater number of more expensive recreational property sales in 2012.
  • All-cash purchases remain common in the investment- and vacation-home market: half of investment buyers paid cash in 2012, as did 46 percent of vacation-home buyers. Forty-seven percent of investment homes purchased in 2012 were distressed homes, as were 35 percent of vacation homes.
  • Of buyers who financed their purchase with a mortgage in 2012, large down payments remain typical. The median down payment for both investment- and vacation-home buyers was 27 percent, the same as in 2011
  • Investment-home buyers in 2012 had a median age of 45, earned $85,700 and bought a home that was relatively close to their primary residence — a median distance of 21 miles, although 29 percent were more than 100 miles away. Thirty-five percent of investment buyers purchased more than one property.
  • Buyers listed many reasons buyers for purchasing a vacation home: 80 percent want to use the property for vacations or as a family retreat, 27 percent plan to use it as a primary residence in the future, 23 percent plan to rent to others and 23 percent wanted to diversify their investments or saw a good investment opportunity.

The John R. Wood Realtors Monthly Market Report for February 2013 is now Available!

14% Increase in Closings Greater Than $1.0 Million vs. Prior Year

 For February 2013, there have been 107 closings greater than $1.0 million in the first two months of 2013, an increase of 14% over the first two months of 2012. Closed sales in the $750,000 to $1.0 million range increased 67% from 18 closings in February of 2012 to 30 closings in February of 2013. The year-to-date median sales price is $226,500, the highest since 2008. The year-to-date average sales price is $385,897.

Naples FL Real Estate: NABOR Says Lower Inventory May Impact Housing Market

As reported on March 15th by the Naples Area Board of REALTORS® (NABOR®), the Naples Area housing market remains strong with increases in overall pending sales, overall closed sales, and overall median closed price for the 12-months ending February 2013. In addition, inventory decreased by 13 percent.  This report tracks home listings and sales within Collier County (excluding Marco Island).

Local real estate experts note that sales may slow due to the low level of inventory.

“Changes in inventory at some point may become an issue,” stated Dr. Shelton Weeks, Department Chair of Economics & Finance at FGCU. “Continued declines in inventory will produce some upward pressure on prices.  However, as prices rise we should expect builders to bring more new units to the market which may slow the advance in prices.”

“The market has consistently improved since 2008 and is now very healthy.  However, we would not be surprised to see sales slow a little over the next six months due to a lack of inventory,” stated Phil Wood, President & CEO of John R. Wood Realtors.

The NABOR® February report provides annual comparisons of single-family home and condominium sales (via the SunshineMLS), price ranges, and geographic segmentation and includes an Overall Market summary. Specifics include:

  • The overall median closed price increased 17 percent from $180,000 at the end of February 2012 to $211,000 for the 12-month period ending February 2013.
  • Overall pending sales increased 5 percent from 10,160 units to 10,629 units for the 12-month period ending February 2013. Overall pending sales increased 20 percent in the $300,000 to $500,000 category from 1,397 units to 1,677 units; 17 percent in the $500,000 to $1 million category, from 1,023 units to 1,193 units; increased 26 percent in the $1 million to $2 million category, from 422 units to 532 units; and increased 23 percent in the $2 million plus category, from 257 units to 315 units, respectively for the 12-month period ending February 2013.
  • The average DOM (Days on the Market) increased overall from 162 days in February 2012 to 168 days in February 2013.
  • Inventory decreased 13 percent from 7,888 units in February 2012 to 6,843 units in February 2013.
  • Overall pending sales in the Naples coastal area increased 15 percent from 1,839 units to 2,119 units, and closed sales increased 16 percent, from 1,650 units to 1,906 units, for the 12-month period ending February 2013.

The National Association of REALTORS® (NAR) belive that the lowest inventory levels since 1999 will create a seller’s market this spring.  Lawrence Yun, the National Association of REALTORS®’ chief economist, say low inventory levels is is helping home prices to rise in many markets.

He states:

“Buyer traffic is continuing to pick up, while seller traffic is holding steady,” Yun says. “In fact, buyer traffic is 40 percent above a year ago, so there is plenty of demand but insufficient inventory to improve sales more strongly. We’ve transitioned into a seller’s market in much of the country.”

NAR is projecting a seasonal rise of inventory this spring, “but it may be insufficient to avoid more frequent incidences of multiple bidding and faster-than-normal price growth,” Yun says.

While the housing recovery is taking hold, more buyers and sellers are realizing they are in a better place this year than last year. Super low mortgage rates are keeping home prices affordable, despite recent price gains as well.

However, some housing experts are concerned that several factors could still threaten housing’s recovery this spring–mainly the economy and threats over a new recession that may be looming.  Also, unemployment remains high, which can more foreclosures which can bring overall home prices down.

Naples FL Ranked Number One Nationally for Abundance of Golf Holes!

As seen in the Naples Daily news just this past Friday, Naples FL was ranked No. 1 nationally for its abundance of golf holes. Additionally, John R. Wood Realtor Matt Klinowski, a golf community expert, is quoted as well!

The report, released late last week by the National Golf Foundation, tracks 18-hole course equivalents. It ranked this area No. 1 for its private clubs, but No. 28 nationally for the 450 holes — 721 people per hole — offered at a handful of courses available to the public.

Collier County planning records show there are 91 public, private and semi-private courses. That’s partly a result of a development boom in luxury golf communities in the past two decades. Many are designed by top golf architects such as Robert von Hagge, Tom Fazio, Jack Nicklaus and Arnold Palmer. Several, including Pelican Marsh and Wyndemere Country Club, just finished multi-million-dollar club and course renovations.

Realtor Matt Klinowski, a golf community expert at John R. Wood Realtors, has seen a surge of buyers targeting golf properties as overall interest in the area grows.

He states,

“As the baby boomers shift to retirement age, they are definitely coming down here to buy golf properties and second homes,” said Klinowski, who operates NaplesGolfGuy.com. “ They’re grabbing properties now because they think the timing is right and the prices are low. Eighty percent of the buyers I’m working with right now are in the second property or vacation home category.”
