Yes, this will be a hectic time, but there are things you can do to make the process easier.

  As a seller, you’ll want to remove as many personal items as you can. This rule holds true during the holidays as well. Less is defintely more and while it may be tough to keep your holiday cheer and decorations to a bare minimum, you’ll want to to ensure your home looks uncluttered.

However, you’ll want to avoid covering up features that will sell your home such as the winding staircase or windows.

Another important point to consider is that most start their searches on the internet, even during the holidays, so be sure to have the best possible photos of your home online, even if it means hiring a photographer.  You’ll want to make the most of this time by making your home worth a look to a potential buyer!  You don’t have to suffer through the holidays waiting to list your home.  Follow these guidelines now and list your home now while others wait – you’ll have the advantage!

Sales of beachfront and bayfront properties have been brisk throughout the first half of 2011.  Inventories in both segments are substantially reduced and shortages of product are already occurring in some price ranges.  While prices remain stable, Gulf Shore Boulevard is likely to be among the first neighborhoods to experience price increases as supplies diminish.

New Homes Start to Rise Again in Naples

It’s been quite awhile since the Naples home market has seen any new home starts, but just south of the Edgewater Beach Hotel ground has been broken and soon 12 multimillion-dollar homes will start to rise along Gulfshore Boulevard.

The name of the development is Naples Casamore. The developer is Gulfshore Development II LLC. BCB Homes is the general contractor on the project, and Sofft Cooney Architects in Naples designed the homes.

Each home will feature its own boat slip, pool and spa as well as private beach access. Homes will range from 6,000 to 6,400 square feet, with private back yards and four-car garages. Prices range from $4 million to $5 million.

BCB Homes, the general contractor of Naples Casamore, estimates that the project will directly employ as many as 2,100 people during construction.






All Signs Indicate a More Stable Naples Home Market

Good news: All price segments in Southwest Florida real estate are selling; the median and average sales price remains at approximately the same level as a year ago indicating stabilization; and inventory continues to decrease.

Naples real estate sales activity and closings continued at a brisk pace during the first quarter of 2010. In fact, the number of closed sales recorded is the second highest for the quarter in 11 years, exceeded only by first quarter 2005. Even properties priced above $1 million are increasing in the number of closings, up 43%, and the number of pended sales, up 65%, over first quarter 2009.

Among all the price segments, the greatest improvement is in the $750,000 to $1 million category which posted closings up 74% over first quarter 2009.

With existing inventory being absorbed in Southwest Florida and fewer new properties being listed for sale, the overall market is showing an approximate one year supply of product, which is generally considered a “balanced market.” This may result in some areas experiencing slight improvements in price.
