The News-Press just recently reported on April 13, 2013 that recovery in Southwest Florida is apparent.  The article, by Tim Engstrom, suggests that auto sales are gaining momentum and home sales are coming out of recession lows.

Gary Jackson, director the Regional Economic Research Institute at FGCU is quoted:

“This has been a slow recovery but we are starting to see more consistent improvement. That is encouraging.”

As discussed in the article, here are some key indicators of the recovery in Southwest Florida.

  • Automobile sales, often a key economic indicator because they are closely tied to consumer confidence, interest rates and manufacturing, have been growing steadily in Southwest Florida after recessionary lows. Gross sales totaled $415.5 million across the five county region in February, the most recent data available from Florida’s Department of Revenue. That’s up 19.7 percent from February 2012 and up more than 70 percent from February 2009.
  • Permits for new construction have been increasing over the past few months and prices of existing homes have been climbing. Single-family building permits for Lee, Charlotte and Collier counties totaled 349 in February 2013, compared to 193 permits in February 2012 and 244 in January 2013, according to the Regional Economic Indicators report published in March by the FGCU Regional Economic Research Institute. That’s an 81 percent increase year over year and up 43 percent over the past month.
  • Personal incomes have been steadily climbing across Southwest Florida since 2009, according the U.S. Bureau of Economic Analysis. From 2010 to 2011, the most recent data available, personal income increased almost 5.4 percent in Lee County and 5.1 percent in Collier County. That compares to a decline of 5.1 percent in Lee and a drop of 16.9 percent in Collier between 2008 and 2009.
  • The unemployment rate across Southwest Florida is at four-year lows and the traditionally seasonal retail and hospitality sectors saw strong hiring through the peak winter season. However, job growth is likely to be slow over the summer months. Total non-agricultural jobs in Lee County have grown about 4 percent since 2009 to a twelve-month average in 2012 of 207,600 jobs. Lee County’s unemployment rate was 12.3 percent in June 2009 and peaked six months later at 13.3 percent. Lee’s unemployment rate was 7.4 percent in February.

Southwest Florida Real Esate and Beyond: Case-Shiller Says Home Prices at 6-Year High

Data recently released by S&P Dow Jones Indices for its S&P/Case-Shiller Home Price Indices, a leading measure of U.S. home prices, showed average home prices increased 7.3% for the 10-City Composite and 8.1% for the 20-City Composite in the 12 months ending in January 2013.

All 20 cities posted year-over-year gains with Phoenix leading the way with a gain of 23.2%. Nineteen of the 20 cities showed acceleration in their year-over-year returns. Despite posting a positive double-digit annual return, Detroit was the only city to show a deceleration. After 28 months of negative annual returns, New York came into positive territory in January.

As of January 2013, average home prices across the United States are back to their autumn 2003 levels for both the 10-City and 20-City Composites. Measured from their June/July 2006 peaks, the decline for both Composites is approximately 29-30% through January 2013. The January 2013 levels for both Composites are approximately 8-9% from their dip in early 2012.

In January 2013, nine cities — Atlanta, Charlotte, Las Vegas, Los Angeles, Miami, New York, Phoenix, San Francisco and Tampa — and both Composites posted positive monthly returns. Dallas was the only MSA where the level remained flat.

 

In terms of annual rates of change, all 20 cities as well as both Composites posted positive change. Atlanta, Detroit, Las Vegas, Los Angeles, Miami, Minneapolis, Phoenix and San Francisco were the eight MSAs to report double-digit annual returns.

Southwest Florida Real Estate and Beyond: Home Sales Increase Over 2012

According to the new home sales report just release by the Commerce Department, new home sales sold in January 2013 were 437,000 (at a seasonally adjusted rate), which was an increase of 15.6 % from December 2012 and an increase of 28.9 percent from a year ago the largest increase in activity since 1993.  The median price of new homes sold in January 2013 was $226,400 and the inventory of new homes for sale at the end of the month worked out to a 4.1 month supply.

Each month, John R. Wood Realtors publishes their Neighborhood Snapshot Report which shows the number of closed sales over the last 12 months, as well as the available inventory in some of Naples’ and Bonita Springs’ most popular neighborhoods.  This report is divided by single-family homes and condominiums, and gives residents insight into how active their neighborhood is, as well as surrounding neighborhoods.

The latest report dated February 1, 2013, show only a handful of communities that have experienced a decrease in available inventory of single-family homes and condominiums. Those communities are Aqualane Shores, Pelican Landing, The Colony (at Pelican Landing), Grey Oaks, Palmira, Pelican Marsh, The Vineyards, and Tiburon. All other communities show an increase in available inventory. Many communities, such as Aqualane Shores, Barefoot Bay, The Crossings, Grey Oaks, Kensington, Lely Resort, Old Naples, Pelican Marsh, Pine Ridge, Royal Harbour, Pelican Landing, and The Vineyards, also show an increase in closed sales for single-family homes and condominiums within the past 12 months up to February 1, 2013.
