Have you ever wondered what the economical impact of a home sale is on the U.S. economy? Well, wonder no more! The folks at KCM Blog were kind enough to break it down for us with interesting results!

Recently, the National Association of Realtors (NAR) looked at studies done by the Bureau of Economic Analysis, the Census Bureau, Macroeconomic Advisors and the Joint Center for Housing Studies at Harvard.

After reviewing the data, they determined the total economic impact of a typical home sale in the United States is $56,464!

How does this number break down?

Economic Contributions are derived from:

  • Home construction
  • Real estate brokerage
  • Mortgage lending
  • Title insurance
  • Rental and Leasing
  • Home appraisal
  • Moving truck service
  • Other related activities

When a home is sold in the U.S. …

  • $14,958 is income generated from real estate related industries
  • $5,647 for additional expenditures on consumer items such as on furniture, appliances, and paint service
  • $3,509 for expenditures on remodeling within 2 years of purchase

A home sale generates an economic multiplier impact as well. There is a greater spending at restaurants, sports games, and charity events. The size of this “multiplier” effect is estimated to be at$11,575.

Additional home sales also induce additional home production. Typically, one new home is constructed for every 8 existing home sales. Therefore, for each existing home sale, 1/8 of new home value is added to the economy which is estimated in the U.S. to be $20,775.

Add up the numbers and it totals over $56,000! Very interesting!

Gallup just released its poll, American Dream of Owning Home Lives On.

What was the conclusion of this survey?

“Gallup data on homeownership provide strong support for the idea that the American Dream of owning a home continues to be alive and well. The majority of Americans who own a home plan on continuing to do so in the future, and most of those who don’t own a home plan on buying one.”

The National Association of REALTORS® (NAR) belive that the lowest inventory levels since 1999 will create a seller’s market this spring.  Lawrence Yun, the National Association of REALTORS®’ chief economist, say low inventory levels is is helping home prices to rise in many markets.

He states:

“Buyer traffic is continuing to pick up, while seller traffic is holding steady,” Yun says. “In fact, buyer traffic is 40 percent above a year ago, so there is plenty of demand but insufficient inventory to improve sales more strongly. We’ve transitioned into a seller’s market in much of the country.”

NAR is projecting a seasonal rise of inventory this spring, “but it may be insufficient to avoid more frequent incidences of multiple bidding and faster-than-normal price growth,” Yun says.

While the housing recovery is taking hold, more buyers and sellers are realizing they are in a better place this year than last year. Super low mortgage rates are keeping home prices affordable, despite recent price gains as well.

However, some housing experts are concerned that several factors could still threaten housing’s recovery this spring–mainly the economy and threats over a new recession that may be looming.  Also, unemployment remains high, which can more foreclosures which can bring overall home prices down.

The Naples Area Board of Realtors (NABOR) just released their November 2012 reports just last Friday, December 14th. The highlights of the report include:

  • The overall median closed price increased 14 percent from $175,000 at the end of November 2011 to $200,000 for the 12-month period ending November 2012.
  • Overall pending sales increased 6 percent from 10,057 units to 10,667 units for the 12-month period ending November 2012. Overall pending sales increased 20 percent in the $500,000 to $1 million category, from 960 units to 1,153 units, and increased 11 percent in the $1 million to $2 million category, from 429 units to 478 units, for the 12-month period ending November 2012.
  • Pending sales increased 100 percent in the $2 million plus category from 16 units in November 2011 to 32 units in November 2012.
  • Overall inventory decreased by 15 percent, from 7,625 listed properties in November 2011 to 6,518 in November 2012. Pending sales with contingent contracts are included in the overall inventory number.
  • The average DOM (Days on the Market) increased overall from 168 days in November 2011 to 181 days in November 2012.
  • Overall pending sales in the Naples coastal area increased 14 percent from 1,801 units to 2,045 units, and closed sales increased 10 percent, from 1,640 units to 1,804 units, for the 12-month period ending November 2012

Across the nation and in the Southwest Florida, the house hunting task is becoming more competitive.

In an article posted by the Washington Times, it was cited that buyers in a growing number of areas are finding much competition while house hunting. The article states that with housing affordability high and mortgage rates low, home buyers who are ready to buy are plentiful. Bidding wars are becoming more common, particularly as the inventory of for-sale homes remains constrained across the country as it is in the Southwest Florida real estate market as well.

The article also interviews real estate agents who say that “buyers have to change their attitude about the way the market is” because many buyers still mistakenly want to make a low offer and ask for closing-cost assistance. Agents advise buyers that they instead need to come up with a good, realistic offer and be prepared to pay their own closing costs.  Real estate professionals are now helping to prepare their buyers for the increased competition by encouraging the, to get financing in order before they look for a home and go through the mortgage-approval process, not just the lender’s pre-qualification letter.

It’s important for buyers to find a lender who will be able to provide them with a new approval letter within an hour of finding the home they want to purchase. The new letter should include the address of the property and the exact amount they plan to offer so they can attach it to the offer. Home buyers also need to have their earnest money deposit and down payment ready to go.

The article also says that some agents compare today’s competitive housing market to the process of dating. “You need to win on both looks and personality,” says Phil Bolin, a broker in Alexandria, Va. “The ‘personality’ part is the fundamental issue of financing and down payment, but the ‘looks’ part doesn’t cost you anything. It can be as simple as making sure there are no mistakes in your contract. If there are mistakes or missing items in your offer, you don’t look like a serious buyer.”
