According to the June 12, 2013 Equity Report release by CoreLogic, the percentage of all residential mortgages that are in negative equity, or “underwater” or “upside down,” at the end of the first quarter fell to 19.8%, or 9.7 million. That is a decrease from 21.7% at the end of the fourth quarter of 2012 and from over 25% at the end of 2011.

Nevada was the state with the highest percentage of mortgaged properties in negative equity at 45.4%, and Tampa-St. Petersburg-Clearwater, Fla. had the highest percentage of top-25 metropolitan areas at 41.1%. Of the 39 million residential properties with positive equity, 11.2 million have less than 20% equity.

According to a recently released RealtyTrac report,  Q1 2013 U.S. Foreclosure & Short Sales Report™, there have been decreases in the number of short sales being completed. According to the report, properties not in foreclosure that sold as short sales in the first quarter accounted for an estimated 15% of all residential sales.  This is a decrease of 10% from the last quarter (4th quarter of 2012) and a decrease of  35% from the first quarter of 2012.

Though the national numbers of short sales are down, there are still some markets that are impacted by this category.  While Florida is on this list, it remains below several other states.

Here are the states with the highest percentages of short sales:

         Rhode Island (44%)

         Connecticut (42%)

         Massachusetts (40%)

         Nevada (29%)

         Florida (26%)

         Ohio (24%)

Here are the major markets with the highest percentages of short sales (No cities in Florida are on this list.):

         Boston (38%)

         Cleveland (33%)

         Memphis (32%)

         Las Vegas (32%)

         Detroit (30%)

What is the reason for the decrease in short sales?

While the overall decrease was not anticipated,  Daren Blomquist, vice president at RealtyTrac, explains why this may have taken place:

“Rising home prices in many markets are stunting the continued growth of short sales by reducing incentive for both underwater homeowners and lenders. Underwater homeowners may be willing to stick it out a few more months or even years in the hope that they will be able to walk away with money at the closing table and without a hit to their credit rating, and for lenders a failed short sale may no longer translate into bigger losses down the road given that average prices of bank-owned homes are rising — at a faster pace than non-distressed home prices in many markets.”

Short sales will remain a major segment of the real estate market, as 15% is still a very significant number. However, the decrease is further evidence that the housing market is recovering.

Today, the Naples Daily News reported that the Naples housing market is indeed picking up. All indicators point to the fact that the metro area, which includes Collier County (this does not include Lee County), is among the nation’s improving housing markets according the latest National Association of Home Builders/First American Improving Market Index.

In one vital metric, employment,  the area has grown faster than any other Florida city on the list. The June index, released last week, listed 263 markets based on growth from their respective troughs in three metrics: employment, permits and home prices.  The monthly index analyzes employment data from the U.S. Bureau of Labor Statistics, house price appreciation from Freddie Mac and single-family permit growth from the U.S. Census Bureau.

After reaching their respective bottoms in each of these three metrics, metro areas must improve for at least six months in a row to be considered improving markets.  Although the index debuted in September 2011, with only a dozen cities, and had only 80 markets a year ago, in recent months it has expanded rapidly. By May of this year, 253 cities earned a spot on the list.

Naples only joined the list in November 2012, but has stayed on it ever since.

While it can’t match the double-digit growth of fast-recovering cities like Bismarck, N.D., and Odessa, Tex., compared to the 17 other Florida metro areas that appeared on the list, Naples is doing well.

It is No. 1 in employment growth at 10.4 percent. With permit growth of 5.7 percent, it is tied with Cape Coral for second place, after Miami. Price growth is 8.8 percent, which puts it at No. 11, or slightly below the middle of the pack, for Florida cities.

Naples Luxury Homes and More: Ave Maria Seeing Increased Real Estate Sales

The Naples Daily News recently posted a news item about Ave Maria, the community located about 30 minutes away from Naples.  Due to the increased activity in the Naples, FL real estate market, Ave Maria is also receiving activity.

Last Thursday, a bus tour of the town for the Urban Land Institute’s annual Florida summit, which attracted about 300 developers, lenders and other real estate professionals, showed that despite challenges, the planned community in the eastern Collier County is beginning to see an uptick in its residential and commercial real estate markets.

Despite price points that debuted — and remain — significantly lower than areas closer to the beach, only 180 homes were sold town-wide from 2007 to 2012. However,  75 have sold since the beginning of this year. Sixty sales have taken place at Del Webb Naples, the company’s only age 55-plus community in South Florida, with home prices starting at around $150,000. Maple Ridge, which will offer three- to five-bedrooms built by CC Devco Homes, has had 15 presales year-to-date, despite the fact that the community’s eight models will not be open until the fall. Homes at Maple Ridge start at around $190,000. Mixed-use condominiums at the heart of the town’s center, priced from the $170,000s, are nearly sold out.

About 8,500 homes will be built when the town is complete and the university is growing. It recently graduated its 1,000th student and will have more than 1,000 students enrolled in the fall.

Additionally, Arthrex, which manufactures more than 6,000 medical products like titanium screws to tighten broken bones, has recently received its certificate of occupancy for its 190,000-square-foot building , which will have four times as much space as its current North Naples facility.

Naples Real Estate: Home prices continue climb in Collier County

Home prices nationwide are rising and it seems that the Naples-Marco Island metro area is one of those markets that are leading the rise.

The Naples-Marco Island metro area is outpacing many major cities when it comes to year-over-year price increases. According to a report issued Tuesday by real estate data provider CoreLogic, Naples and Marco Island are beating such big cities as Washington, D.C., New York, Philadelphia and Chicago.

CoreLogic’s latest Home Price Index compares single-family home prices in April on a year-over-year and monthly basis. The index tracks repeat sales of the same houses over a three-decade time span and incorporates more than 6,800 Zip codes nationwide.

In the Naples-Marco Island areas, home prices, including distressed sales, increased by 10.8 percent compared to a year earlier. On a month-over-month basis, prices grew by 5.1 percent. Excluding distressed sales, they rose 13.2 percent year-over-year and 3 percent the previous month.

Nationally, home prices rose 12.1 percent year-over-year and 3.2 percent month-over-month. Excluding short sales and bank-owned properties, prices rose 11.9 percent from a year earlier and 3 percent from the month before.

The national numbers represent the biggest year-over-year increases since February 2006 and the 14th consecutive monthly increase.

Nationally, prices remain 22.4 percent below their April 2006 peak, including distressed sales. In Florida, which was overrun by foreclosures, prices are still 40.5 percent below the state’s peak, which happened in September 2006.

CoreLogic expects that overall prices will stay on the upswing, at least for the short term. It projects that nationally, May’s prices will show an increase of 12.5 percent year-over-year and 2.7 percent month-over-month. Excluding distressed sales, CoreLogic expects prices to increase 13.2 percent from a year earlier and 3.1 percent from April.

Tight inventory for both new and existing homes, coupled with pent-up demand from buyers, are driving the price bump-ups, the report stated.

Florida is particularly popular with international investors from Latin America and Canada, with most buyers interested in the $200K and under price segment because they are more affordable and they are most likely to see future price rebounds.
