New listings were up 10.00 percent, from 35,444 to 38,989. The average sales price was up 1.85 percent, from $799,204 to $813,996. As of October 31, 2024, inventory for Southwest Florida stood at 12,709 units and 6.78 months of supply.
Naples
Next on the list are Naples luxury homes for sale. There were 8,317 properties sold in Naples during the most recent 12-month period, a decrease of 10.82 percent from the preceding 12-month period when 9,326 properties were sold. New listings increased 12.84 percent, from 12,379 to 13,968. The average sales price increased 4.37 percent, from $1,082,071 to $1,129,315. Inventory for Naples checked in at 4,631 units, with 6.68 months of supply.
Marco Island
Sales on Marco Island increased 7.30 percent in the most recent 12-month period, increasing from 767 to 823 properties sold. New listings increased 10.25 percent from 1,249 to 1,377, while the average sales price increased .56 percent, from $1,492,460 to $1,500,769. Inventory for Marco Island was 498 units and 7.26 months of supply.
Bonita Springs-Estero
With 2,700 properties sold, sales in Bonita Springs-Estero decreased 8.47 percent from the preceding 12-month period when 2,950 properties were sold. New listings were up 12.40 percent, from 3,775 to 4,243. The average sales price increased 0.90 percent, from $779,344 to $786,395. Inventory for Bonita Springs-Estero stood at 1,340 units and 5.96 months of supply.
Fort Myers
There were 4,197 properties sold in Fort Myers during the most recent 12-month period, a decrease of 16.01 percent from the preceding 12-month period when 4,997 properties were sold. Sanibel-Captiva
Sales in Sanibel-Captiva were down 22.86 percent in the most recent 12-month period, decreasing from 385 to 297 properties sold. New listings decreased by 12.72 percent, from 723 to 631. The average sales price increased 6.26 percent, from $1,242,320 to $1,320,100. Inventory for Sanibel-Captiva stood at 248 units and 10.02 months of supply.
Cape Coral
