Our real estate agents have all the key data, in our Southwest Florida Market Report for February 2022.

Southwest Florida

Overall, there were 37,666 properties sold in Southwest Florida markets during February 2022, a year-over-year sales increase of 11.86 percent. New listings saw a slight decrease of 2.71 percent, from 36,473 to 35,486. The average sales price for Southwest Florida properties increased by 21.80 percent year-over-year, from $539,951 to $657,640. Inventory for Southwest Florida stood at 2,008 units, and .64 months of supply.

Naples

As usual, Naples homes for sale were a popular choice in Southwest Florida during February 2022. Naples saw 15,122 properties sold during the month, good for a year-over-year sales increase of 12.96 percent. New listings were down by 5.93 percent to a total of 13,892, while the average sales price increased by 17.57 percent to $858,670. Inventory for Naples was 881 units, with .70 months of supply.

Marco Island

Sales were also on the rise in Marco Island during February, with a 9.97 percent year-over-year increase to 1,390 properties sold. New listings decreased by 7.50 percent, to a total of 1,246. The average sales price for Marco Island was $1,109,085, a year-over-year increase of 28.16 percent. Inventory for Marco Island checked in at 112 units, and .97 months of supply.

Bonita Springs-Estero

With 4,299 properties sold, sales in Bonita Springs-Estero increased by 7.45 percent year-over-year. That sales increase came despite an 8.67 percent decrease in new listings, with a total of 3,834 new listings in February 2022. The average sales price in Bonita Springs-Estero rose by 24.43 percent to $571,576. Inventory for Bonita Springs-Estero at the end of February stood at 204 units, with .57 months of supply.

Fort Myers

The positive trends continue in Fort Myers, where 7,481 properties were sold and sales increased by 11.79 percent compared to the previous year. New listings in Fort Myers were down by 4.22 percent, with a total of 6,974 new listings in February. The average sales price for Fort Myers was $394,061, a year-over-year sales increase of 21.10 percent. Inventory for Fort Myers was 255 units, and .41 months of supply.

Fort Myers Beach

There were 604 properties sold in Fort Myers Beach during February 2022, with a year-over-year sales increase of 9.82 percent. New listings decreased by 3.09 percent to a total of 595, and the average sales price was up by 24.75 percent to $768,528. Inventory for Fort Myers Beach checked in at 51 units, and 1.01 months of supply.

Sanibel & Captiva Islands

The largest sales increase of February 2022 came in Sanibel & Captiva Islands, where 724 properties were sold and sales increased by 15.47 percent. The total of 566 new listings marks a year-over-year decrease of 15.65 percent. The average sales price for Sanibel & Captiva Islands was $1,284,641, a year-over-year increase of 28.87 percent. Inventory for Sanibel & Captiva Islands stood at 39 units, and .65 months of supply.

Cape Coral

Sales also saw a strong increase in Cape Coral, where 8,046 properties were sold and sales increased by 12.50 percent year-over-year. New listings were also on the rise, with a 10.01 percent increase to a total of 8,529. The average sales price for Cape Coral increased by 31.32 percent, to $428,136. Inventory stood at 466 units, with .70 months of supply.
