Our real estate agents have the latest data to help you make informed decisions in our Southwest Florida Market Report for May 2022.

Southwest Florida

Overall, there were 34,635 properties sold in Southwest Florida in the 12-month period ending on May 31, 2022, a decrease of 14.06 percent compared to the previous 12-month period. New listings decreased by 7.72 percent, from 39,584 to 36,528. The average sales price increased by 21.19 percent, from $584,842 to $708,762. As of the end of May, inventory stood at 4,161 units, with 1.44 months of supply.

Naples

Naples homes for sale saw similar trends to Southwest Florida overall, with 13,417 properties sold and a 17.74 percent decrease in sales compared to the previous 12-month period. New listings in Naples were down by 12.04 percent, from 15,790 to 13,889. The average sales price in Naples increased by 19.33 percent, from $784,268 to $935,853. Naples inventory was 1,823 units, while months of supply was 1.63 months.

Marco Island

With 1,141 properties sold, sales on Marco Island were down by 28.69 percent compared to the previous 12-month period when 1,600 properties were sold. New listings decreased by 20.60 percent to a total of 1,214, while the average sales price increased by 31.92 percent to $1,233,101. Inventory for Marco Island checked in at 225 units and 2.37 months of supply.

Bonita Springs-Estero

There were 3,790 properties sold in Bonita Springs-Estero in the 12-month period ending on May 31, 2022, a 20.73 percent decrease compared to the previous 12-month period. New listings were down by 11.22 percent, from 4,499 to 3,994. The average sales price for Bonita Springs-Estero rose by 26.60 percent, from $494,478 to $626,032. Inventory for the Bonita Springs-Estero market stood at 385 units, with 1.22 months of supply.

Fort Myers

With 6,910 properties sold in the 12-month period ending on May 31, 2022, sales in Fort Myers decreased by 11.17 percent compared to the previous 12-month period. New listings saw a slight decrease of 7.71 percent, from 7,627 to 7,039. The average sales price in Fort Myers increased by 25.92 percent to $430,431. Inventory in Fort Myers was 576 units, with 1.00 month of supply.

Fort Myers Beach

The trends in Fort Myers Beach are similar to Fort Myers, with 567 properties sold and a 14.22 percent decrease compared to the previous 12-month period. With 655 new listings, the number of new listings in Fort Myers Beach decreased by 1.50 percent. The average sales price saw a significant increase of 45.40 percent, from $623,189 to $906,135. Inventory for Fort Myers Beach stood at 115 units and 2.43 months of supply.

Sanibel-Captiva

There were 573 properties sold in the Sanibel-Captiva market in the 12-month period ending on May 31, 2022, which marks a 28.73 percent decrease compared to the previous 12-month period. New listings decreased by 23.08 percent, from 702 to 540. The average sales price in Sanibel-Captiva increased by 32.46 percent to $1,439,009. Inventory in Sanibel-Captiva checked in at 60 units, with 1.26 months of supply.

Cape Coral

Cape Coral saw 7,895 properties sold, a 1.56 percent decrease from the prior 12-month period when 8,020 properties were sold. New listings in Cape Coral increased by 5.65 percent, from 8,375 to 8,848. The average sales price rose by 33.09 percent, from $351,089 to $467,267. Inventory stood at 932 wins, with 1.42 months of supply.

Pine Island-Matlacha

There were 342 properties sold in the Pine Island-Matlacha market in the 12-month period ending on May 31, 2022, a 0.58 percent decrease compared to the previous 12-month period. New listings were down by 12.09 percent, from 397 to 349. The average sales price increased by 34.59 percent to $614,895. Inventory for Pine Island-Matlacha checked in at 45 units and 1.58 months of supply.
