Southwest Florida

Overall, 33,397 properties were sold in Southwest Florida during the 12-month period ending on June 30, a decrease of 20.4 percent compared to the previous 12-month period. New listings decreased by 6.34 percent, to a total of 36,865. The average sales price for Southwest Florida properties rose by 22.15 percent, increasing from $592,323 to $723,540. As of June 30, 2022, inventory in Southwest Florida stood at 5,124 units and 1.84 months of supply.

Naples

Naples homes for sale were trending in a similar direction to Southwest Florida overall, with 13,733 properties sold in Naples and a 24.79 percent decrease in sales. New listings were down by 10.59 percent from 15,614 to 13,960. The average sales price of $959,626 in Naples marks a 21.93 percent increase compared to the previous 12-month period. Inventory in Naples checked in at 2,128 units and 1.99 months of supply.

Marco Island

There were 1,061 properties in Marco Island during the 12-month period ending on June 30, a decrease of 36.85 percent compared to the preceding 12 months when 1,680 properties were sold. New listings for Marco Island were down by 18.16 percent to a total of 1,226 new listings. The average sales price for Marco Island real estate rose by 31.35 percent, from $954,816 to $1,254,172. Inventory for Marco Island was 261 units, with 2.95 months of supply.

Bonita Springs-Estero

The Bonita Springs-Estero had 3,691 properties sold over the 12-month period ending on June 30, with properties sold decreasing by 25.31 percent. New listings decreased by 9.62 percent over the same 12-month period, from 4,426 to 4,000. The average sales price for Bonita Springs-Estero increased by 27.75 percent, from $502,162 to $641,518. Bonita Springs-Estero inventory stood at 454 units and 1.48 months of supply.

Fort Myers

Fort Myers saw 6,667 properties sold during the 12-month period ending on June 30, a decrease of 17.69 percent compared to the preceding 12-month period. New listings were down by 8.29 percent, from 7,687 to 7,050. The average sales price increased by 26.77 percent, from $348,124 to $441,318. Inventory for Fort Myers was 766 units and 1.38 months of supply.

Fort Myers Beach

With 559 properties sold over the 12-month period ending on June 30, sales in Fort Myers Beach saw an 18.27 percent decrease compared to the previous 12-month period. New listings increased by 3.26 percent from 645 to 666. The average sales price was on the rise by 43.05 percent, from $639,169 to $914,303. Inventory in Fort Myers Beach checked in at 120 units, with 2.58 months of supply.

Sanibel-Captiva

Sales in Sanibel-Captiva decreased by 37.76 percent in comparison to the previous 12-month period, with a total of 534 properties sold. New listings were down by 21.03 percent to a total of 537 new listings over the same 12-month period. The average sale price rose by 37.68 percent to $1,511,075. Inventory for Sanibel-Captiva stood at 85 units, with 1.91 months of supply.

Cape Coral

Cape Coral saw a sales decrease of 6.64 percent, with 7,752 properties sold over the 12-month period ending on June 30. New listings in Cape Coral saw an increase of 7.93 percent, from 8,412 to 9,079, while the average sales price increased by 32.42 percent to $477,760. Inventory for Cape Coral was 1,253 units and 1.94 months of supply.

Pine Island-Matlacha

With 318 properties sold, sales in the Pine Island-Matlacha market decreased by 13.35 percent compared to the previous 12-month period. New listings saw a similar decrease of 13.03 percent, from 399 to 347. The average sales price had a substantial increase of 40.73 percent, from $455,979 to $641,699. Inventory for Pine Island-Matlacha stood at 57 units and 2.15 months of supply.
