Southwest Florida

The trends of recent months have continued in Southwest Florida, with 32,295 properties sold in the 12-month period ending on July 31, 2022, and a 23.24 percent decrease in sales compared to the previous 12-month period. New listings were down by 6.24 percent from 39,158 to 36,714, while the average sales price in Southwest Florida increased by 20.98 percent to $730,978. Inventory at the end of July stood at 5,552 units and 2.06 months of supply.

Naples

There were 12,310 properties sold in Naples in the 12-month period ending on July 31, 2022, marking a 27.91 percent decrease in properties sold. New listings for Naples homes for sale decreased by 10.89 percent, from 15,514 to 13,825. The average sales price in Naples increased by 20.28 percent, from $804,314 to $967,394. Inventory for Naples was 2,263 units, with 2.21 months of supply.

Marco Island

With 986 properties sold in the 12-month period ending on July 31, 2022, sales in Marco Island were down 42.41 percent compared to the prior 12-month period. New listings decreased by 21.09 percent to a total of 1,186. The average sales price was up by 32.14 percent, from $970,354 to $1,282,179. Inventory for Marco Island checked in at 247 units and 3.01 months of supply.

Bonita Springs-Estero

The Bonita Springs-Estero market saw a 28.39 percent decrease in sales during the 12-month period ending on July 31, 2022, from 4,998 to 3,579 properties sold. New listings decreased by 28.39 percent compared to the preceding 12-month period, to a total of 3,966 new listings. The average sales price rose by 26.73 percent, from $513,021 to $650,141. Inventory for Bonita Springs-Estero stood at 478 units, with 1.6 months of supply.

Fort Myers

Sales in Fort Myers were down by 20.79 percent, with 6,438 properties sold in the 12-month period ending on July 31, 2022, compared to 8,128 in the previous 12-month period. New listings were down by 7.39 percent from 7,587 to 7,026, while the average sales price increased by 28.2 percent to $452,474. Inventory for Fort Myers was 773 units, with 1.44 months of supply.

Fort Myers Beach

With 541 properties sold in the 12-month period ending on July 31, 2022, sales in Fort Myers Beach decreased by 21.93 percent. New listings saw an increase of 3.44 percent, from 640 to 662. The average sales price in Fort Myers Beach increased was up by 44.34 percent to $929,719. Inventory for Fort Myers Beach stood at 126 units and 2.79 months of supply.

Sanibel-Captiva

The Sanibel-Captiva market saw 517 properties sold during the 12-month period ending on July 31, 2022, a 38.08 percent decrease compared to the prior 12-month period. New listings decreased by 21.05 percent from 665 to 525, and the average sales price increased by 37.9 percent to $1,542,751. Inventory for Sanibel-Captiva checked in at 86 units and 2 months of supply.

Cape Coral

Sales in Cape Coral decreased by 7.64 percent in the 12-month period ending on July 31, 2022, from 8,249 to 7,619 properties sold. New listings were up by 8.23 percent to a total of 9,181, while the average sales price rose by 31.77 percent from $367,931 to $484,820. Inventory for Cape Coral stood at 1,520 units, with 2.39 months of supply.

Pine Island-Matlacha

There were 305 properties sold in the Pine Island-Matlacha market in the 12-month period ending on July 31, 2022, a decrease of 19.53 percent compared to the previous 12-month period. New listings were down by 12.05 percent to a total of 343, and the average sales price increased by 41.66 percent to $655,085. Inventory for Pine Island-Matlacha was 59 units and 2.32 months of supply.
