Market Report August

Whether you're buying, selling, or planning ahead for the new season, it's important to keep an eye on the latest Southwest Florida real estate trends. As we look ahead to fall, we'll take one more look back at the final full month of summer. Our real estate agents have all of the latest data in our Southwest Florida Market Report for August 2022.

Southwest Florida

There were 31,541 properties sold in Southwest Florida during the 12-month period ending on August 31, 2022, a 24.73 percent decrease compared to the preceding 12-month period when 41,906 properties were sold. New listings saw a slight decrease of 5.44 percent, from 38,564 to 36,467. The average sales price in Southwest Florida increased by 22.53 percent, from $608,210 to $745,219. Inventory as of the end of August stood at 5,420 units and 2.06 months of supply.

Naples

Moving on to Naples homes for sale, the trends for August looked very similar to Southwest Florida as a whole. With 11,943 properties sold, sales were down by 29.85 percent compared to the previous 12-month period, while new listings decreased by 10.49 percent to a total of 13,678. The average sales price in Naples increased by 22.88 percent, from $805,003 to $989,203. Inventory for Naples was 2,091 units, with 2.10 months of supply.

Marco Island

Marco Island saw 970 properties sold in the 12-month period ending August 31, 2022, a 42.54 percent decrease compared to the previous 12-month period. New listings were down by 20.14 percent, from 1,465 to 1,170, while the average sales price rose by 33.71 percent to $1,317,467. Inventory for Marco Island checked in at 241 units and 2.98 months of supply.

Bonita Springs-Estero

The trends continue in Bonita Springs-Estero, where sales were down by 30.23 percent from 4,976 to 3,472. New listings dipped by 7.67 percent to a total of 3,947 in the most recent 12-month period. The average sales price in Bonita Springs-Estero increased by 28.20 percent, from $518,696 to $664,984. Inventory for Bonita Springs-Estero was 445 units, with 1.56 months of supply.

Fort Myers

With 6,327 properties sold, sales in Fort Myers decreased by 22.35 percent compared to the previous 12-month period when 8,148 properties were sold. New listings were also down by 6.94 percent, from 7,435 to 6,919. The average sales price saw a significant increase of 29.59 percent to $463,844. Inventory in Fort Myers stood at 779 units and 1.48 months of supply.

Fort Myers Beach

While sales were down in Fort Myers Beach by 23.08 percent, with 520 properties sold in the 12-month period ending on August 31, 2022, other numbers are trending in the opposite direction. New listings were up by 5.73 percent to a total of 664, while the average sales price saw a substantial rise of 46 percent, from $646,890 to $944,479. Inventory for Fort Myers Beach checked in at 128 units and 2.95 months of supply.

Sanibel-Captiva

With 500 properties sold during the 12-month period ending on August 31, 2022, sales in Sanibel-Captiva decreased by 40.19 percent compared to the preceding 12-month period. New listings were down by 25.22 percent, from 674 to 504. The average sales price increased by 40.80 percent, from $1,125,598 to $1,584,892. Inventory for Sanibel-Captiva was 85 units, with 2.04 months of supply.

Cape Coral

Cape Coral saw a slight, 8.26 percent decrease in sales during the most recent 12-month period, from 8,188 to 7,512. New listings were on the rise by 9.92 percent to a total of 9,252, while the average sales price increased by 30.85 percent to $490,704. Inventory for Cape Coral stood at 1,599 units and 2.55 months of supply.

Pine Island-Matlacha

With 297 properties sold, sales in Pine Island-Matlacha were down by 19.73 percent compared to the previous 12-month period. New listings decreased by 14.40 percent to a total of 333, and the average sales price rose by 43.30 percent to $672,153. Inventory for Pine Island-Matlacha was 52 units, with 2.10 months of supply.
