November Market Report

Is shopping for a new Southwest Florida home at the top of your to-do list for 2023? Before you get busy shopping, it's well worth catching up on the latest local real estate trends. Making informed decisions starts with having the right data, especially for a purchase as important as a home. Our real estate agents have the latest data in our Southwest Florida Market Report for November 2022.

Southwest Florida

With 28,573 properties sold, sales in Southwest Florida were down by 29.04 percent in the 12-month period ending on November 30, 2022, compared with the previous 12-month period when 40,266 properties were sold. New listings were down by 6.16 percent, from 36,942 to 34,666. The average sales price increased by 23.24 percent, from $630,211 to $776,691. As of November 30, 2022, overall inventory for Southwest Florida stood at 5,629 units and 2.36 months of supply.

Naples

Next up, Naples homes for sale. There were 10,979 properties sold in Naples during the most recent 12-month period, a decrease of 32.50 percent. New listings decreased by 7.91 percent, from 14,364 to 13,228. The average sales price was up by 25.14 percent, from $828,392 to $1,036,628. Inventory for Naples checked in at 2,374 units, with 2.59 months of supply.

Marco Island

Sales in Marco Island were down by 43.18 percent, decreasing from 1,547 to 879 properties sold in the 12-month period ending on November 30, 2022. New listings were down by 15.98 percent to a total of 1,136, while the average sales price increased by 35.79 percent from $1,016,323 to $1,380,073. Inventory for Marco Island was 301 units and 4.11 months of supply.

Bonita Springs-Estero

There were 3,187 properties sold in the Bonita Springs-Estero market during the most recent 12-month period, a 32.65 percent decrease from the preceding 12-month period when 4,732 properties were sold. New listings were down by 4.84 percent, from 3,949 to 3,758. The average sales price increased by 23.96 percent, from $547,970 to $679,250. Inventory for Bonita Springs-Estero stood at 457 units and 1.72 months of supply.

Fort Myers

Sales in Fort Myers were down by 26.66 percent, from 7,888 to 5,785 properties sold. New listings decreased by 8.48 percent, from 7,161 to 6,554, while the average sales price increased by 30.19 percent from $373,833 to $486,710. Inventory for Fort Myers checked in at 770 units, with 1.60 months of supply.

Fort Myers Beach

With 454 properties sold in the 12-month period ending November 30, 2022, sales in Fort Myers Beach decreased by 25.33 percent compared to the preceding 12-month period when 608 properties were sold. New listings were up by 7.95 percent, from 591 to 638. The average sales price was also on the rise, increasing by 43.82 percent from $678,159 to $975,328. Inventory for Fort Myers Beach was 131 units, with 3.46 months of supply.

Sanibel-Captiva

Sales in Sanibel-Captiva decreased by 50.70 percent in the most recent 12-month period, from 787 to 388 properties sold. New listings decreased by 28.62 percent, from 629 to 449. The average sales price in Sanibel-Captiva rose by 39.66 percent, from $1,215,340 to $1,697,389. Inventory for Sanibel-Captiva stood at 85 units and 2.63 months of supply.

Cape Coral

There were 6,652 properties sold in Cape Coral during the 12-month period ending November 30, 2022, a decrease of 17.57 percent compared to the preceding 12-month period. New listings were up by 1.23 percent, from 8,508 to 8,613, while the average sales price increased by 25.39 percent to $503,014. Inventory for Cape Coral stood at 1,467 units, with 2.65 months of supply.

Pine Island-Matlacha

Sales in Pine Island-Matlacha were down by 32.70 percent in the most recent 12-month period, from 370 to 249 properties sold. New listings were down by 25.26 percent, from 388 to 290. The average sales price increased by 38.43 percent, from $494,160 to $684,086. Inventory for Pine Island-Matlacha was 44 units and 2.12 months of supply.
