We're entering a popular season to shop for homes in Southwest Florida, and keeping up with the latest market trends is crucial for making informed decisions. Our real estate agents have the latest data in our Southwest Florida Market Report for January 2023.

Southwest Florida

First, a look at Southwest Florida overall. There were 26,915 properties sold in Southwest Florida during the 12-month period ending on January 31, 2023, a decrease of 31.04 percent from the preceding 12-month period when 39,032 properties were sold. New listings decreased by 2.79 percent, from 36,071 to 35,063. The average sales price for Southwest Florida properties increased by 22.67 percent, from $647,330 to $794,053. Inventory for Southwest Florida as of January 31, 2023, stood at 6,433 units and 2.87 months of supply.

Naples

Up next, a closer look at Naples homes for sale. Sales in Naples decreased by 33.89 percent in the most recent 12-month period, from 15,690 to 10,372 properties sold. New listings decreased by 4.33 percent, from 13,892 to 13,291. The average sales price was up by 26.57 percent, from $847,023 to $1,072,035. Inventory for Naples checked in at 2,610 units and 3.02 months of supply.

Marco Island

There were 776 properties sold in Marco Island during the most recent 12-month period, down 46.48 percent from the preceding 12-month period when 1,450 properties were sold. New listings were down by 7.23 percent, from 1,286 to 1,193. The average sales price was up by 33.69 percent, from $1,072,487 to $1,433,755. Inventory for Marco Island was 377 units, with 5.83 months of supply.

Bonita Springs-Estero

Sales in Bonita Springs-Estero decreased by 31 percent in the most recent 12-month period to a total of 3,076 properties sold. New listings decreased by 1.25 percent, from 3,835 to 3,787. The average sales price increased by 25.84 percent, from $561,852 to $707,023. Inventory for Bonita Springs-Estero stood at 585 units and 2.28 months of supply.

Fort Myers

With 5,513 properties sold, sales in Fort Myers were down by 27.98 percent compared to the prior 12-month period. New listings decreased by 4.41 percent, from 6,989 to 6,681. The average sales price in Fort Myers was up 27.38 percent from $387,334 to $493,375. Inventory for Fort Myers was 930 units and 2.02 months of supply.

Fort Myers Beach

With 383 properties sold, sales in Fort Myers Beach saw a decrease of 38.72 percent from the preceding 12-month period when 625 properties were sold. New listings were up by 8.72 percent, from 585 to 636. The average sales price in Fort Myers Beach increased by 31.32 percent from $743,602 to $976,535. Inventory for Fort Myers Beach checked in at 157 units, with 4.92 months of supply.

Sanibel-Captiva

There were 358 properties sold in Sanibel-Captiva during the most recent 12-month period, a decrease of 51.42 percent compared to the preceding 12-month period. New listings were down by 3.61 percent, from 582 to 561. The average sales price was up by 29.95 percent, from $1,273,877 to $1,655,451. Inventory for Sanibel-Captiva stood at 160 units, and 5.36 months of supply.

Cape Coral

With 6,213 properties sold, sales in Cape Coral decreased by 22.81 percent from the preceding 12-month period when 8,049 properties were sold. New listings were up .75 percent, from 8,536 to 8,600. The average sales price increased by 20.45 percent from $417,667 to $503,080. Inventory for Cape Coral was 1,547 units, with 2.99 months of supply.

Pine Island-Matlacha

With 224 properties sold in Pine Island-Matlacha, sales were down by 39.13 percent compared to the preceding 12-month period when 368 properties were sold. New listings decreased by 14.21 percent, from 366 to 314. The average sales price was up by 34.88 percent, from $506,814 to $683,603. Inventory for Pine Island-Matlacha stood at 67 units, and 3.59 months of supply.
