September Sales in Southwest Florida
Sales in Southwest Florida were up by 7.5 percent over the last 12-months, hitting 28,158 properties sold. Though new listings were down by 7.8 percent, the average sale price increased by 7.7 percent from $446,528 to $480,741. As of September 30th, 2020, the months of supply stood at 3.38, and the current inventory stood at 7,928 units.
Although fewer homes were listed, this data suggests that buyers are still very interested in the area and that sellers can enjoy a rising average sales price from year to year.

Naples
Sales of Naples properties were up by 10 percent, increasing from 9,868 to 10,856 properties sold. New listings were down by just 1.4 percent, and the average sales price climbed by 7.1 percent from $607,449 to $650,667. At the end of September, the months of supply was 4.04, and the current inventory sat at 3,657.
Marco Island
Marco Island saw a great 18 percent increase in properties sold. With new listings down by 3.7 percent to 1,380 listings, closed sales stood at 936. The average sales price was up by 3.4 percent from $779,338 to $805,653. As of September 30th, 2020, inventory stood at 45 units, while months of supply was 5.71 months.
Bonita-Estero
In the Bonita Springs and Estero areas, the last twelve months saw an increase in sales by nearly 5 percent. 3,257 properties were sold compared to 3,107 the previous year. New listings were only up by 0.92 percent, and the average sales price increased by only 1.56 percent. At the end of the month, the current inventory stood at 980 units, with 3.61 months of supply.
Fort Myers
In Fort Myers, new listings fell by 24 percent while closed sales increased by 2.14 percent. The average sales price was up by 9.2 percent. Months of supply stood at 2.95 months with 1,447 in current inventory as of September 20, 2020.
Fort Myers Beach
In Fort Myers Beach, however, new listings only decreased by 2 percent, and closed sales were up by 15 percent. The average sales price was up 6.2 percent from $541,619 to $575,160. As of September 30, 2020, inventory stood at 196 units, while months of supply was 5.17 months.
Sanibel & Captiva Islands
Total sales were up by 24 percent in Sanibel and Captiva Islands, and new listings were up by 12.52 percent. The average sales price, however, did see a 1.72 percent drop from $948,808 to $932,522. Months of supply stood at 6.83, with 263 properties in current inventory as of September 30th.
Cape Coral
With 6,315 properties sold, sales in Cape Coral were increased by 7 percent. New listings decreased by 5.74 percent, though the average sales price increased by 7.4 percent from $279,584 to $300,183. As of September 30, 2020, months of supply stood at 1.79 months, with 940 properties in current inventory.
