  1. Clutter Can Discourage Buyers from Falling in Love

    Just like during a regular tour, buyers on a virtual tour want to imagine what their lives would be like in the home. How would they decorate and organize each room? Where would they look forward to spending their time? Too much clutter can really get in the way of the imagination, so clearing out any unneeded possessions before your virtual tour is a great first step. In addition to stoking the imagination of buyers, more open space makes it easier to stage your home in a visually appealing way.

  2. Are Rooms Shown in the Best Light?

    The last thing that you want during a virtual tour is a dark, shadowy home where buyers can't really get a proper impression of what each room is like. More lighting makes it easier for buyers to focus on the features that will make them fall in love with the home and helps ensure that the home shows well virtually. Of course, a well-lit room will often look larger than a dark one, as well. Before the camera starts rolling, make sure that every room has plenty of light flowing through it.

  3. A Clean, Well-Maintained Home Is Still Key

Buyers want to see that the home has been well taken care of, even if they won't be able to poke around quite as much as they would in person. So if the home is dirty and there are obvious (even minor) maintenance issues, buyers will definitely take note. The cleaning part is easy, if work-intensive, and any home that's listed on the open market should be kept as clean as possible.   4. Access and Quality of Outdoor Spaces

    Many buyers will be just as interested in the outdoor spaces around your home as they are in the interior. A virtual tour can be a great opportunity to showcase your lanai, outdoor kitchen, or patio space. Make sure that all of your outdoor spaces, including the entrance to your home, are looking their best.

  5. Make Sure Your Kitchen and Master Bedroom Are at Their Best

    As always, whether on a virtual tour or visiting in person, buyers will focus on the kitchen and master bedroom. Pay special attention to the condition of your appliances, and be sure to address any maintenance issues in the kitchen. Make sure the master bedroom is clean and that personal items have been removed.
