February 2021 Market Report for Southwest Florida
The strong performance of the Southwest Florida real estate market continued in February, with 33,527 properties sold and a 20.11 percent increase in sales over the previous 12-month period. New listings saw a slight 10.79 percent drop, while the average sale price rose by 20.42 percent to $539,727. Inventory for Southwest Florida homes stood at 3,713 units, which equals a supply of 1.33 months.
Naples
Naples homes for sale continue to be hot properties, with a 26.19 percent increase in year-over-year sales and a total of 13,313 properties sold. New listings saw a minor dip of 3.19 percent, with a total of 14,609 listings. Strong demand helped lead to a 20.08 percent increase in sale price, with an average price of $730,124. February inventory checked in at 1,750 units, good for 1.58 months of supply.
Marco Island
Marco Island saw 1,264 units sold in February, which equates to a substantial increase of 45.96 percent year-over-year. New listings dropped very slightly by .75 percent, with 1,337 total listings. The average sale price was up 18 percent to $865,942. Marco Island inventory stood at 201 units, with a supply of 1.91 months.
Bonita-Estero
There were 3,979 units sold in the Bonita-Estero market in February, an increase of 22.17 percent over the previous 12-month period. New listings dipped by 8.46 percent, with a total of 4,198 listings in Bonita-Estero. The average sale price rose by 12.11 percent, checking in at $459,528. The inventory in the Bonita-Estero market was 410 units, with 1.24 months of supply.
Fort Myers
Sales in Fort Myers increased by 8.76 percent in February, with 6,667 properties sold. New listings saw a drop of 27.87 percent, with a total of 7,281 listings available. The average sales price in Fort Myers rose by 16.54 percent to $325,180. Fort Myers inventory stood at 624 units, and 1.12 months of supply.
Fort Myers Beach
Fort Myers Beach had a strong February, with 548 properties sold and a year-over-year increase of 28.94 percent. New listings dipped slightly by with an 11.78 percent decrease and 614 total new listings. Average sale price was up by 11.15 percent in February, and checked in at $616,850. The inventory available was 98 units, which equals a supply of 2.15 months.
Sanibel & Captiva Islands
Sanibel and Captiva Islands saw 623 properties sold. There was a slight 6.93 percent drop in new listings, with a total of 671 new listings on the market. The average sale price of Sanibel and Captiva Island properties was $995,330, good for a 7.76 percent increase. Inventory stood at 156 units as of the end of February, with a supply of 3.00 months.
Cape Coral
Sales in Cape Coral were up by 14 percent year-over-year, with a total of 7,133 properties sold in February. There were 7,753 new listings, a decrease of 7.28 over the previous year. Average sale price in Cape Coral increased by 14.43 percent to $326,212. Inventory in Cape Coral stood at 474 units, with .80 months of supply.
