April Sales in Southwest Florida
April was a very busy month for Southwest Florida real estate, with 38,942 properties sold. That marks a year-over-year increase in sales of 40.8 percent. New listings were also on the rise, with a total of 38,800 new listings that marks a 1.71 percent increase year-over-year. The average sale price for April was $557,227, an increase of 23.15 percent year-over-year. The total inventory as of April 30 was 2,390 units, which equals .74 months of supply.
Naples
Naples homes for sale continue to rank among the most popular real estate in Southwest Florida, with 15,034 properties sold and a year-over-year increase of 43.88 percent. The positive trends continue with new listings increasing by 9.98 percent to a total of 15,696. The average sale price rose by 26.41 percent to $770,182, with a total inventory of 1,046 units that equates to .83 months of supply.
Marco Island
Marco Island saw the largest increase in sales, with 1,467 homes sold and a year-over-year increase of 68.62 percent. New listings also saw a substantial increase of 18.15 percent, with a total of 1,491 new listings. The average sale price for Marco Island was $901,510, a rise of 16.94 percent. Inventory stood at 151 units, with 1.24 months of supply.
Bonita-Estero
There were 4,466 homes sold in Bonita-Estero in April, good for an increase of 37.58 percent year-over-year. New listings were also on the rise with a 5.89 percent increase, and a total of 4,478. Average sale price checked in at $480,379, an increase of 17.38 percent. There were 203 units of inventory at the end of April, with .55 months of supply.
Fort Myers
The good news continues in Fort Myers, with 7,348 properties sold and an increase of 22.59 percent. New listings in Fort Myers decreased by 17.23 percent, while the average sale price rose by 18.51 percent to $335,638. Inventory stood at 425 units, with .69 months of supply.
Fort Myers Beach
Fort Myers Beach saw a significant 44.37 percent increase with 615 homes sold in April, while new listings were up by 10.28 percent to a total of 676. The average sale price was $629,719, an increase of 11.65 percent year-over-year. Inventory in Fort Myers Beach was 80 units at the end of April, with a supply of 1.56 months.
Sanibel & Captiva Islands
Sanibel & Captiva Islands ranked among the top performers for April, with 730 properties sold and a year-over-year increase of 68.59 percent. New listings dropped very slightly by .57 percent to 695, while home values rose by 10.1 percent to $1,069,104. Inventory stood at 86 units, which equals a supply of 1.41 months.
Cape Coral
Cape Coral finished April with 7,612 properties sold, good for an increase of 21.99 percent. New listings also increased by 3.45 percent to 8,167. The average sale price rose to $343,048, an increase of 19.51 percent. Total inventory at the end of April was 399 units, and .63 months of supply.
