Real estate markets throughout Southwest Florida have been busy this summer. Our team at John R. June 2021 Market Report for Southwest Florida

Sales have been surging as summer gets into full swing, with 41,257 properties sold in Southwest Florida and a year-over-year increase of 57.86 percent in sales. New listings saw a modest increase of 2.18 percent, to a total of 38,962. With high demand for Southwest Florida homes, the average sale price rose by 30.1 percent to $593,190. As of the end of June, inventory stood at 2,390 units and .70 months of supply.

Naples

There were 16,843 properties sold in Naples in June, which equates to a year-over-year increase of 70.73 percent. New listings rose by 6.9 percent, with a total of 15,614. Average sale price for Naples homes for sale was on the rise by 28.38 percent to $787,524. Inventory in Naples checked in at 992 units, with .71 months of supply.

Marco Island

Marco Island saw one of the largest sales increases in June, with 1,674 properties sold and a year-over-year increase of 100.24 percent. New listings saw a substantial increase of 15.14 percent, to a total of 1,498. The average sale price for Marco Island homes rose by 19.59 percent to $955,621. Inventory at the end of June was 149 units, which equals 1.07 months of supply.

Bonita Springs-Estero

Sales in Bonita Springs-Estero rose by 60.19 percent in June, with 4,889 properties sold. There were 4,426 new listings in June, an increase of 4.46 percent over the previous year. With a 21.89 percent increase, the average sale price rose to $501,918. Inventory stood at 196 units, and .48 months of supply.

Fort Myers

The strong trends continue in Fort Myers, where sales increased by 42.66 percent to a total of 8,052 properties sold. New listings dropped slightly by 12.84 percent to a total of 7,687. With strong demand, the average sale price increased by 20.47 percent to $347,705. Inventory checked in at 392 units in June, with .58 months of supply.

Fort Myers Beach

There were 684 properties sold in Fort Myers Beach in June, an increase of 75.84 percent over the prior year. New listings saw a slight increase of .78 percent, with a total of 645. The average sale price of $639,169 marked an increase of 13.35 percent year-over-year. There were 64 units available at the end of June, with 1.12 months of supply.

Sanibel & Captiva Islands

Sanibel & Captiva Islands saw the largest sales increase in June, with 855 properties sold and a 118.11 percent increase year-over-year. While sales were up, new listings did drop by 9.33 percent to 680. The average sale price rose by 14.92 percent to $1,097,533. Inventory stood at 89 units, and 1.25 months of supply.

Cape Coral

Cape Coral saw 8,260 homes sold in June, good for an increase of 38.64 percent. New listings increased by 8.17 percent over the previous year to 8,412. The average sale price rose by 25.16 percent to $360,782. Inventory for Cape Coral was 508 units, with .74 months of supply.
