Southwest Florida Market Report for August 2021

There were 41,209 properties sold in Southwest Florida in August 2021, which marks a 50.39 percent year-over-year increase. New listings were down slightly by 2.06 percent to a total of 38,174, while the average sale price rose by 28.89 percent to $609,329. Inventory for Southwest Florida stood at 2,509 units, with .73 months of supply.

Naples

Naples homes for sale saw a substantial year-over-year sales increase of 59.66 percent, with 16,833 properties sold in August. There were 15,280 new listings, which marks an increase of 1.42 percent. The average sale price was up by 25.97 percent to $805,751. Naples inventory checked in at 1,008 units, and .72 months of supply.

Marco Island

Marco Island was a busy market in August, with 1,686 properties sold and a 93.57 percent increase year-over-year. New listings were also on the rise by 8.20 percent, to a total of 1,465. The average sale price in August was $986,430, an increase of 24.33 percent. There were 169 units of inventory in Marco Island, which equates to 1.20 months of supply.

Bonita Springs-Estero

The strong numbers continue in Bonita Springs-Estero, with a 55.47 percent increase in sales and 3,162 properties sold. New listings saw a small drop of 4.38 percent, with a total of 4,916. Average sale price rose by 23.65 percent to $518,533. Inventory for Bonita Springs-Estero was 181 units, with .44 months of supply.

Fort Myers

Sales were up in Fort Myers as well, with 8,110 units sold and a 39.97 percent year-over-year increase. There were 7,435 new listings in August, which marks a decrease of 13.92 percent. The average sale price for Fort Myers properties was up by 21.14 percent, checking in at $357,510. Inventory stood at 412 units, and .61 months of supply.

Fort Myers Beach

There were 676 properties sold in Fort Myers Beach this August, an increase of 60.57 percent. New listings dipped by 4.27 percent, with a total of 628. The average sale price of $646,890 marks a 13.39 percent increase over the previous year. Inventory for Fort Myers Beach was 79 units, which equals 1.40 months of supply.

Sanibel & Captiva Islands

Sanibel and Captiva Islands saw one of the largest sales increases in August, with a 93.95 percent increase to a total of 834 properties sold. With 674 new listings, Sanibel and Captiva Islands saw a 13.81 percent decrease year-over-year. The average sale price increased by 18.80 percent to $1,126,730. Inventory checked in at 69 units, with .99 months of supply.

Cape Coral

We close with Cape Coral, where sales increased by 31.94 percent to 8,154 properties sold. New listings were also on the rise by 5.08 percent, with a total of 8,417. The average sale price in Cape Coral was $376,069, an increase of 26.26 percent. Inventory stood at 591 units.
