New listings were down by 4.79 percent overall, with a total of 39,926 new listings for the month. The average sale price of $622,425 marks an increase of 26.31 percent year-over-year. Inventory stood at 2,496 units in October, with .75 months of supply.
Naples
As usual, Naples homes for sale were quite popular during October 2021. There were 16,298 properties sold in Naples, a year-over-year increase of 41.91 percent. New listings dipped slightly by 3.96 percent to a total of 14,566. The average sale price was also on the rise, increasing by 22.23 percent to $818,203. There were 1,005 units of inventory in Naples, with .74 months of supply.
Marco Island
Marco Island had a significant 57.06 percent year-over-year increase in properties sold, with a total of 1,591. New listings were also on the rise, with a 3.77 percent increase to a total of 1,402. With a 24.65 percent year-over-year increase, the average sale price reached $1,008,829. Inventory for Marco Island checked in at 173 units, and 1.30 months of supply.
Bonita-Estero
The strong numbers continue in the Bonita-Estero market, where the number of properties sold increased by 39.64 percent to a total of 4,794. New listings decreased by 13.18 percent, with a total of 4,051. The average sale price jumped by 25.81 percent year-over-year to $536,132. Inventory in Bonita-Estero stood at 195 units, and .49 months of supply.
Fort Myers
There were a total of 7,952 properties sold in Fort Myers during October, which marks a 30.45 percent increase year-over-year. New listings dipped by 10.45 percent to a total of 7,230. The average sale price saw a 19.72 percent increase, checking in at $366,619. There were 370 units of inventory in Fort Myers during October, and .56 months of supply.
Fort Myers Beach
Fort Myers Beach had a busy October, with 623 properties sold and a year-over-year increase of 27.66 percent. New listings were down by 11.83 percent, with 596 new listings in October. The average sale price jumped by 17.22 percent to $676,725. Inventory stood at 79 units, which equates to 1.52 months of supply.
Sanibel & Captiva Islands
The largest sales increase in October 2021 came in Sanibel & Captiva Islands, with a 58.61 percent year-over-year increase to a total of 801 properties sold. New listings in Sanibel & Captiva Islands saw a 14.36 percent decrease, with 644 new listings in October. The average sale price of $1,179,272 marks a 26.88 percent year-over-year. Inventory for Sanibel & Captiva Islands was 64 units, with .96 months of supply.
Cape Coral
Cape Coral saw 8,002 properties sold in October, a year-over-year increase of 21.00 percent. New listings were also up by 4.17 percent to a total of 8,437. The average sale price rose by 28.99 percent to $392,784. Inventory for Cape Coral checked in at 610 units, and .91 months of supply.
