Southwest Florida

Sales were up by 29.23 percent year-over-year in Southwest Florida, with a total of 39,641 properties sold in November. New listings dropped slightly by 4.17 percent, with a total of 36,554. The average sale price of $630,814 marks a 25.47 percent over the previous 12-month period. Inventory for Southwest Florida checked in at 2,229 units, and .67 months of supply.

Naples

Naples homes for sale are as popular as ever in November, with 16,127 properties sold and a 34.94 percent year-over-year increase in sales. New listings were down by 4.62 percent to a total of 14,364. The average sale price for Naples properties increased by 21.64 percent to $827,799. Inventory in Naples stood at 931 units, with .69 months of supply.

Marco Island

Marco Island saw 1,554 properties sold in November, with a 42.44 percent year-over-year increase in sales. New listings were also on the rise, with a total of 1,352 new listings and a .45 percent year-over-year increase. The average sale price rose by 21.79 percent to $1,017,116. Inventory for Marco Island was 151 units, and 1.17 months of supply.

Bonita-Estero

There were 4,702 properties sold in the Bonita-Estero market, which marks a year-over-year increase of 31.34 percent. New listings were down by 13.36 percent to a total of 3,949. The average sale price increased by 25.22 percent to $547,197. As of the end of November, Bonita-Estero inventory was 165 units, with .42 months of supply.

Fort Myers

With 7,836 properties sold, Fort Myers saw a 24.80 percent year-over-year increase in sales. New listings saw a slight dip of 7.90 percent, with a total of 7,161 new listings in November. The average sale price for Fort Myers properties was $373,087, a year-over-year increase of 20.95 percent. Inventory for Fort Myers stood at 310 units, and .47 months of supply.

Fort Myers Beach

There were 606 properties sold in Fort Myers Beach during November, a year-over-year increase of 20.72 percent. New listings were down by 10.32 percent to a total of 591. The average sale price in Fort Myers Beach rose by 15.03 percent to $678,632. Inventory for Fort Myers Beach was 54 units, and 1.07 months of supply.

Sanibel & Captiva Islands

Sanibel & Captiva Islands saw the largest sales increase in November, with 783 properties sold and a 46.08 percent year-over-year increase in sales. New listings dipped by 15.23 percent to a total of 629, while the average sale price was on the rise by 31.31 percent to $1,215,372. Inventory for Sanibel & Captiva Islands stood at 62 units and .95 months of supply.

Cape Coral

We close with Cape Coral, where 8,043 properties were sold and sales increased by 19.28 percent year-over-year. New listings were also on the rise by 6.27 percent to a total of 8,508. The average sale price also increased, with a 29.41 percent increase to $401,148. Inventory for Cape Coral checked in at 556 units, and .83 months of supply.
