2021 was a busy year for Southwest Florida real estate! Our real estate agents have all of the latest details in our Southwest Florida Market Report for December.

Southwest Florida

Overall, there were 39,179 properties sold in Southwest Florida during December 2021, an increase of 23.07 percent compared to the previous year. New listings were down 4.16 percent to a total of 36,282, while the average sale price rose by 23.62 percent to $641,354. Inventory stood at 2,108 units, with .65 months of supply. While the number of listings has fluctuated, the number of properties sold has increased every year since 2016, and the average sale price has risen by more than 50 percent since that year.

Naples

Naples homes for sale saw another surge in December, with 15,959 properties sold and a year-over-year increase of 28.39 percent. New listings dipped slightly by 6.31 percent to a total of 14,186, and the average sale price increased by 18.01 percent to $835,839. Inventory checked in at 883 units and .66 months of supply. Overall, the number of units sold and the average sale price have increased every year in Naples since 2016.

Marco Island

Sales were also rising in Marco Island, where December saw 1,495 properties sold with a 29.77 percent year-over-year increase. The average sale price of $1,057,530 marks a 26.34 percent increase, while listings decreased by 2.08 percent to a total of 1,319. There were 138 units of inventory in December, with 1.11 months of supply. Over the past four years, the average sale price and number of listings have increased each year, despite a slight decrease in the number of active listings.

Bonita-Estero

The positive trends continue in Bonita-Estero, where sales increased by 21.82 percent to 4,573 properties sold. New listings dropped by 12.97 percent to 3,879, and the average sale price increased by 24.13 percent to $553,289. Inventory for Bonita-Estero stood at 143 units and .38 months of supply. The last three years have been especially busy in this market, with substantial increases each year in properties sold and average sale price.

Fort Myers

Fort Myers also saw a sales increase in December, with a 19.58 percent increase to 7,755 properties sold, despite a 5.56 percent decrease in active listings to a total of 7,145. The average sale price was up by 21.86 percent to $383,552, while inventory checked in at 307 units and .48 months of supply. Since 2016, sales in Fort Myers have increased by more than 50 percent, while the average sale price rose by just under 50 percent.

Fort Myers Beach

There were 634 properties sold in Fort Myers Beach during December, which equates to a 25.30 percent year-over-year increase in sales. New listings were down by 4.53 percent to 611, and the average sale price increased by 18.67 percent to $715,049. Inventory was 62 units, with 1.17 months of supply. While the overall numbers have risen steadily since 2016, the last two years have seen especially large increases in both sales and average sale price for Fort Myers Beach.

Sanibel & Captiva Islands

With 760 properties sold, Sanibel & Captiva Islands saw a 29.69 percent year-over-year increase in sales. New listings were down by 3.05 percent to a total of 603, while average sale price increased by 36.42 percent to $1,270,012. Inventory stood at 51 units and .81 months of supply. Like Fort Myers Beach, Sanibel & Captiva Islands have seen especially large jumps in properties sold and the average sale price over the last two years.

Cape Coral

Sales were up by 15.63 percent in Cape Coral, with 8,003 properties sold, while new listings increased by 6.91 percent to a total of 8,539. The average sale price rose by 30.14 percent to $410,378, and inventory checked in at 524 units with .79 months of supply. Like many communities on our list, the last two years have been very busy for Cape Coral real estate.
