Southwest Florida
Overall, there were 26,444 properties sold in Southwest Florida during the 12-month period ending February 28, 2023, a 30.84 percent decrease from the preceding 12-month period when 38,237 properties were sold. New listings decreased by 1.67 percent, from 35,861 to 35,262. The average sales price in Southwest Florida was up 22.36 percent, from $655,854 to $802,511. Inventory as of the end of February stood at 6,784 units and 3.08 months of supply.
Naples
Naples homes for sale are next on the list, and the trends here mirror Southwest Florida as a whole. Sales decreased 32.59 percent, from 15,190 to 10,239 properties sold. New listings were down 3.31 percent from 13,742 to 13,287, while the average sales price rose 26.69 percent from $858,833 to $1,088,075. Inventory for Naples checked in at 2,744 units and 3.22 months of supply.
Marco Island
With 769 properties sold, sales in Marco Island were down 44.87 percent compared to the preceding 12-month period when 1,395 properties were sold. New listings decreased by 2.17 percent, from 1,246 to 1,219. The average sales price increased 28.39 percent, from $1,110,589 to $1,425,913. Inventory for Marco Island was 387 units, with 6.04 months of supply.
Bonita Springs-Estero
Sales in Bonita Springs-Estero were down 29.15 percent from 4,306 to 3,051 properties sold. New listings decreased by .18 percent, to a total of 3,827. The average sales price was up 25.63 percent, from $571,163 to $717,534. Inventory for Bonita Springs-Estero stood at 643 units, with 2.53 months of supply.
Fort Myers
There were 5,447 properties sold in Fort Myers during the most recent 12-month period, a 27.43 percent decrease from the preceding 12-month period when 7,506 properties were sold. New listings were down 3.56 percent, from 6,974 to 6,726. The average sales price rose 25.61 percent, from $394,183 to $495,141. Inventory for Fort Myers was 1,014 units and 2.23 months of supply.
Fort Myers Beach
Fort Myers Beach saw a 37.62 percent decrease in sales in the most recent 12-month period, from 606 to 378 properties sold. New listings were up 9.41 percent, from 595 to 651, while the average sales price rose 23.70 percent from $768,129 to $950,154. Inventory for Fort Myers Beach stood at 167 units and 5.30 months of supply.
Sanibel-Captiva
With 360 properties sold, sales in Sanibel-Captiva were down 50.48 percent compared to the previous 12-month period when 727 properties were sold. New listings increased 5.48 percent, from 566 to 597. The average sales price increased 24.44 percent, from $1,284,292 to $1,598,179. Inventory for Sanibel-Captiva was 196 units, with 6.53 months of supply.
Cape Coral
There were 5,991 properties sold in Cape Coral in the most recent 12-month period, a decrease of 26.36 percent compared to the previous 12-month period when 8,135 properties were sold. New listings were up 1.37 percent, from 8,529 to 8,646. The average sales price was up 18.27 percent, from $426,513 to $504,447. Inventory for Cape Coral stood at 1,551 units, with 3.11 months of supply.
Pine Island-Matlacha
Sales in Pine Island-Matlacha were down 43.82 percent in the most recent 12-month period, from 372 to 209 properties sold. New listings decreased by 17.60 percent, from 375 to 309. The average sales price rose 28.46 percent, from $526,684 to $676,599. Inventory for Pine Island-Matlacha was 82 units and 4.71 months of supply.
