There were 25,837 properties sold in Southwest Florida during the 12-month period ending March 31, 2023, a 29.95 percent decrease from the preceding 12-month period. New listings decreased by 2.71 percent, from 36,089 to 35,112. The average sales price was up by 19.63 percent, from $670,142 to $801,702. As of the end of March, inventory for Southwest Florida stood at 7,322 units and 3.40 months of supply.
Naples
Up next, Naples homes for sale. With 9,979 properties sold, sales in Naples were down by 31.33 percent compared to the preceding 12-month period. New listings were down by 5.86 percent, from 13,802 to 12,993. The average sales price increased by 24.58 percent, from $873,395 to $1,088,181. Inventory for Naples was 2,785 units, with 3.35 months of supply.
Marco Island
There were 744 properties sold on Marco Island during the most recent 12-month period, a decrease of 43.47 percent compared to the preceding 12-month period. New listings decreased by 2.54 percent, from 1,219 to 1,188. The average sales price was up 18.96 percent, from $1,165,221 to $1,386,145. Inventory for Marco Island checked in at 398 units, with 6.42 months of supply.
Bonita Springs-Estero
With 3,021 properties sold, sales in the Bonita Springs-Estero market were down by 25.99 percent compared to the preceding 12-month period. New listings were down by 3.21 percent, from 3,926 to 3,800, while the average sales price rose by 26.90 percent from $586,619 to $744,412. Inventory for Bonita Springs-Estero stood at 743 units and 2.95 months of supply.
Fort Myers
Sales in Fort Myers were down by 25.69 percent, with 5,366 properties sold in the most recent 12-month period. New listings decreased by 1.01 percent, from 6,960 to 6,890. The average sales price increased by 22.89 percent, from $406,557 to $499,618. Inventory for Fort Myers was 1,218 units, with 2.72 months of supply.
Fort Myers Beach
With 372 properties sold, sales in Fort Myers Beach decreased by 35.53 percent compared to the preceding 12-month period. New listings increased by 7.84 percent, from 612 to 660. The average sales price was up by 12.37 percent, from $815,473 to $916,312. Inventory for Fort Myers Beach stood at 194 units, with 6.26 months of supply.
Sanibel-Captiva
There were 343 properties sold in Sanibel-Captiva during the most recent 12-month period, a decrease of 50.43 percent compared to the preceding 12-month period. New listings were up by 9.17 percent, from 567 to 619, while the average sales price increased 14.85 percent from $1,324,315 to $1,520,958. Inventory for Sanibel-Captiva checked in at 214 units, with 7.49 months of supply.
Cape Coral
Sales in Cape Coral were down 28.26 percent in the most recent 12-month period, with 5,817 properties sold. New listings saw an increase of .22 percent, from 8,624 to 8,643. The average sales price was up by 13.35 percent, from $440,735 to $499,594. Inventory for Cape Coral was 1,682 units and 3.47 months of supply.
Pine Island-Matlacha
With 195 properties sold, sales in Pine Island-Matlacha were down 45.53 percent from the preceding 12-month period. New listings were down by 15.83 percent, from 379 to 319. The average sales price increased by 13.83 percent, from $566,839 to $645,218. Inventory for Pine Island-Matlacha was 88 units, with 5.42 months of supply.
