With 25,036 properties sold in the 12-month period ending April 30, 2023, sales decreased 29.49 percent from the preceding 12-month period when 35,507 properties were sold. New listings were down by 4.65 percent, from 36,210 to 34,526. The average sales price increased by 15.49 percent, from $689,285 to $796,053. Inventory for Southwest Florida stood at 7,573 units and 3.63 months of supply.
Naples
Next up, Naples homes for sale. Sales in Naples were down 30.48 percent, from 13,876 to 9,647 properties sold. New listings decreased by 8.07 percent, from 13,781 to 12,669, while the average sales price increased by 19.19 percent from $903,015 to $1,076,313. Inventory for Naples checked in at 2,822 units and 3.51 months of supply.
Marco Island
Overall, sales on Marco Island decreased by 40.20 percent in the most recent 12-month period, from 1,214 to 726 properties sold. New listings saw a decrease of 4.57 percent, from 1,225 to 1,169. The average sales price rose by 15.53 percent, from $1,208,722 to $1,396,410. Inventory for Marco Island was 422 units and 6.98 months of supply.
Bonita Springs-Estero
With properties sold decreasing from 3,898 to 2,935, sales in the Bonita Springs-Estero market were down 24.70 percent in the most recent 12-month period. New listings were down by 6.51 percent, from 3,964 to 3,706. The average sales price in Bonita Springs-Estero rose by 23.03 percent, from $610,684 to $751,325. Inventory for Bonita Springs-Estero stood at 734 units and 3.00 months of supply.
Fort Myers
Sales in Fort Myers decreased by 26.23 percent in the most recent 12-month period, from 7,026 to 5,183 properties sold. New listings decreased 2.15 percent, from 6,992 to 6,842, while the average sales price rose 19.77 percent from $417,343 to $499,869. Inventory for Fort Myers checked in at 1,308 units and 3.03 months of supply.
Fort Myers Beach
With 343 properties sold, sales in Fort Myers Beach were down 39.61 percent from the preceding 12-month period when 568 properties were sold. New listings were down by 1.40 percent, from 642 to 633. The average sales price was up 7.19 percent, from $849,686 to $910,790. Inventory for Fort Myers Beach was 207 units, with 7.24 months of supply.
Sanibel-Captiva
We saw similar trends in Sanibel-Captiva, where properties sold were down 44.36 percent from 629 to 350. New listings were on the rise by 11.87 percent, from 556 to 622. The average sales price increased by 4.77 percent, from $1,366,726 to $1,431,925. Inventory for Sanibel-Captiva stood at 219 units, with 7.51 months of supply.
Cape Coral
Sales in Cape Coral were down 28.72 percent in the most recent 12-month period, decreasing from 7,941 to 5,660 properties sold. New listings were down 1.71 percent, from 8,690 to 8,541. The average sales price increased by 8.59 percent, from $455,583 to $494,718. Inventory for Cape Coral was 1,766 units and 3.74 months of supply.
Pine Island-Matlacha
With properties sold decreasing from 355 to 192, sales in Pine Island-Matlacha were down 45.92 percent in the most recent 12-month period. New listings saw a decrease of 4.44 percent, from 360 to 344. The average sales price was up 11.78 percent, from $574,771 to $642,498. Inventory for Pine Island-Mathlacha stood at 95 units, with 5.94 months of supply.
