Southwest Florida

We begin with a look at Southwest Florida overall, where 24,494 properties were sold in the 12-month period ending May 31, 2023. That's a 29.68 percent decrease from the preceding 12-month period when 34,830 properties were sold. New listings were down 7.28 percent, from 36,528 to 33,870. The average sales price increased 11.94 percent, from $708,796 to $793,435. Inventory as of the end of May stood at 7,627 units and 3.74 months of supply.

Naples

Up next, we zoom in on Naples homes for sale. There were 9,354 properties sold during the most recent 12-month period, a decrease of 30.80 percent from the preceding 12-month period when 13,518 properties were sold. New listings decreased by 11.58 percent, from 13,889 to 12,281. The average sales price in Naples increased by 15.46 percent, from $934,307 to $1,078,709. Inventory for Naples was 2,710 units, with 3.48 months of supply.

Marco Island

With 726 properties sold, sales in Marco Island were down by 36.65 percent from the preceding 12-month period when 1,146 properties were sold. New listings saw a decrease of 4.20 percent, from 1,214 to 1,163, while the average sales price rose 15.02 percent from $1,230,799 to $1,415,697. Inventory for Marco Island checked in at 411 units and 6.79 months of supply.

Bonita Springs-Estero

Sales in Bonita Springs-Estero were down 23.43 percent, decreasing from 3,807 properties sold in the preceding 12-month period to 2,915 properties sold in the most recent 12-month period. New listings decreased 9.11 percent, from 3,994 to 3,630. The average sales price rose 20.82 percent, from $626,440 to $756,855. Inventory for Bonita Springs-Estero was 729 units, with 3.00 months of supply.

Fort Myers

There were 5,082 properties sold in Fort Myers during the most recent 12-month period, a 26.88 percent decrease from the preceding 12-month period when 6,950 properties were sold. New listings were down 3.72 percent, from 7,039 to 6,777. The average sales price was up 16.11 percent, from $430,762 to $500,163. Inventory for Fort Myers was 1,341 units and 3.17 months of supply.

Fort Myers Beach

Sales in Fort Myers Beach decreased 42.21 percent in the most recent 12-month period, from 571 to 330 properties sold. New listings decreased by 6.11 percent, from 655 to 615. The average sales price was down by 4.73 percent, from $904,708 to $861,939. Inventory for Fort Myers Beach checked in at 207 months and 7.53 months of supply.

Sanibel-Captiva

With 346 properties sold, sales in Sanibel-Captiva were down 40.14 percent from the preceding 12-month period when 578 properties were sold. New listings saw an increase of 16.11 percent, from 540 to 627. The average sales price decreased by 8.36 percent, from $1,455,504 to $1,333,762. Inventory for Sanibel-Captiva was 204 units, with 7.08 months of supply.

Cape Coral

Sales in Cape Coral were down 29.92 percent during the most recent 12-month period, from 7,918 to 5,549 properties sold. New listings were down 4.94 percent, from 8,848 to 8,411. The average sales price was up 4.52 percent, from $467,296 to $488,407. Inventory for Cape Coral was 1,910 units and 4.13 months of supply.

Pine Island-Matlacha

Sales in Pine Island-Matlacha decreased 43.86 percent in the most recent 12-month period, from 342 to 192 properties sold. New listings were up 4.87 percent, from 349 to 366. The average sales price decreased 4.97 percent, from $614,985 to $584,410. Inventory for Pine Island-Matlacha checked in at 115 units, with 7.19 months of supply.
