Southwest Florida
With 23,908 properties sold in the most recent 12-month period, sales in Southwest Florida were down 26.31 percent from the preceding 12-month period when 32,445 properties were sold. New listings were down 9.88 percent, from 36,672 to 33,047. The average sales price rose 8 percent, from $733,242 to $796,617. As of July 31, 2023, inventory for Southwest Florida stood at 7,545 units, with 3.79 months of supply.
Naples
Now, a look at Naples homes for sale. There were 9,170 properties sold in Naples during the most recent 12-month period, a decrease of 25.95 percent from the preceding 12-month period when 12,383 properties were sold. New listings decreased 14.61 percent, from 13,825 to 11,805. The average sales price increased 11.02 percent, from $972,204 to $1,079,390. Inventory for Naples checked in at 2,520 units and 3.30 months of supply.
Marco Island
Sales on Marco Island were down 25.40 percent in the most recent 12-month period, from 988 to 737 properties sold. New listings were down 1.60 percent, from 1,186 to 1,167, while the average sales price increased 15.89 percent from $1,281,216 to $1,484,816. Inventory for Marco Island was 398 units, with 6.48 months of supply.
Bonita Springs-Estero
With 2,837 properties sold, sales in the Bonita Springs-Estero market were down 21.08 percent from the preceding 12-month period when 3,595 properties were sold. New listings decreased by 10.14 percent, from 3,966 to 3,564. The average sales price was up 17.24 percent, from $650,278 to $762,401. Inventory for Bonita Springs-Estero stood at 672 units and 2.84 months of supply.
Fort Myers
There were 4,994 properties sold in Fort Myers during the most recent 12-month period, a decrease of 22.84 percent compared to the preceding 12-month period when 6,472 properties were sold. New listings were down 3.19 percent, from 6,984 to 6,761. The average sales price saw a 10.47 percent increase, from $453,782 to $501,271. Inventory for Fort Myers checked in at 1,380 units, with 3.32 months of supply.
Fort Myers Beach
Sales in Fort Myers Beach were down 43.65 percent in the most recent 12-month period, decreasing from 543 to 306 properties sold. New listings decreased 9.21 percent, from 662 to 601, while the average sales price was down 7.82 percent, from $928,974 to $856,355. Inventory for Fort Myers Beach was 195 units and 7.65 months of supply.
Sanibel-Captiva
There were 353 properties sold in Sanibel-Captiva in the most recent 12-month period, marking a decrease of 31.85 percent from the preceding 12-month period when 518 properties were sold. New listings were up 22.10 percent, from 525 to 641. The average sales price decreased 18.21 percent, from $1,550,719 to $1,268,281. Inventory for Sanibel-Captiva stood at 197 units, with 6.70 months of supply.
Cape Coral
With 5,318 properties sold during the most recent 12-month period, sales in Cape Coral decreased 30.40 percent from the preceding 12-month period when 7,641 properties were sold. New listings were down 11.20 percent, from 9,181 to 8,153. The average sales price was down .29 percent, from $484,658 to $483,244. Inventory for Cape Coral was 2,077 units and 4.69 months of supply.
Pine Island-Matlacha
Sales in Pine Island-Matlacha were down 36.72 percent in the most recent 12-month period, decreasing from 305 to 193 properties sold. New listings rose by 3.50 percent, from 343 to 355. The average sales price was down 15.13 percent, from $655,085 to $555,961. Inventory for Pine Island-Matlacha stood at 106 units, with 6.59 months of supply.
