Southwest Florida

There were 24,999 properties sold in Southwest Florida across the most recent 12-month period, a decrease of 18.27 percent from the preceding 12-month period when 29,731 properties were sold. New listings increased 1.89 percent, from 34,788 to 35,444. The average sales price was up 4.14 percent, from $765,842 to $797,579. As of October 31, 2023, inventory for Southwest Florida stood at 9,426 units, and 4.66 months of supply.

Naples

With 9,199 properties sold, sales in Naples decreased by 19.47 percent from the preceding 12-month period when 11,423 properties were sold. New listings decreased 6.91 percent, from 13,298 to 12,379. The average sales price rose 6.69 percent, from $1,015,484 to $1,083,402. Inventory for Naples was 3,222 units, with 4.20 months of supply.

Marco Island

Sales on Marco Island were down 16.39 percent in the most recent 12-month period, decreasing from 915 to 765 properties sold. New listings were up 12.73 percent, from 1,108 to 1,249. The average sales price increased 9.44 percent, from $1,363,309 to $1,492,050. Inventory for Marco Island checked in at 417 units, and 6.54 months of supply.

Bonita Springs-Estero

The Bonita Springs-Estero market had 2,890 properties sold, a decrease of 12.37 percent from the preceding 12-month period when 3,298 properties were sold. New listings were up 0.85 percent, from 3,743 to 3,775, while the average sales price rose 13.05 percent, from $680,625 to $769,433. Inventory for Bonita Springs-Estero stood at 842 units, with 3.50 months of supply.

Fort Myers

There were 4,941 properties sold in Fort Myers during the most recent 12-month period, a decrease of 17.14 percent from the preceding 12-month period when 5,963 properties were sold. New listings increased 13.79 percent, from 6,542 to 7,444. The average sales price rose 4.43 percent, from $478,349 to $499,546. Inventory for Fort Myers was 1,857 units and 4.51 months of supply.

Fort Myers Beach

With 372 properties sold, sales in Fort Myers Beach decreased 22.82 percent from the preceding 12-month period when 482 properties were sold. New listings decreased 0.96 percent, from 623 to 617. The average sales price was down 1.55 percent, from $956,878 to $942,032. Inventory for Fort Myers Beach checked in at 183 units, and 5.90 months of supply.

Sanibel-Captiva

Sales in Sanibel-Captiva were down 10.40 percent in the most recent 12-month period, decreasing from 423 to 379 properties sold. New listings increased 63.57 percent, from 442 to 723, while the average sales price decreased 24.88 percent, from $1,653,672 to $1,242,280. Inventory for Sanibel-Captiva was 215 units, with 6.81 months of supply.

Cape Coral

There were 5,546 properties sold in Cape Coral during the most recent 12-month period, a decrease of 20.34 percent from the preceding 12-month period when 6,962 properties were sold. New listings were up 1.17 percent, from 8,740 to 8,842. The average sales price decreased 4.53 percent, from $500,073 to $477,421. Inventory for Cape Coral stood at 2,563 units, with 5.55 months of supply.

Pine Island-Matlacha

Sales in Pine Island-Matlacha decreased 21.89 percent in the most recent 12-month period, from 265 to 207 properties sold. New listings increased 42.12 percent, from 292 to 415. The average sales price decreased 21.63 percent, from $689,112 to $540,049. Inventory for Pine Island-Matlacha was 127 units and 7.36 months of supply.
