We're entering one of the busiest times of year for real estate, and understanding the market can provide an edge over the competition.  Our real estate agents have the latest for you in our Market Report for February 2024.

Southwest Florida

With 24,042 properties sold in the 12-month period ending February 29, 2024, sales in Southwest Florida decreased 9.44 percent from the preceding 12-month period when 26,549 properties were sold. New listings increased 9.21 percent, from 35,262 to 38,510. The average sales price was down 1.44 percent, from $801,774 to $790,211. As of the end of February, inventory for Southwest Florida stood at 13,597 units and 6.79 months of supply.

Naples

Next up, we zoom in on Naples luxury homes for sale. There were 8,970 properties sold in Naples during the most recent 12-month period, a decrease of 12.72 percent from the preceding 12-month period when 10,277 properties were sold. New listings were static at 13,372. The average sales price decreased 2.62 percent, from $1,083,317 to $1,054,905. Inventory for Naples was 4,984 units, with 6.67 months of supply.

Marco Island

With an increase from 768 to 816 properties sold, sales on Marco Island were up 6.25 percent in the most recent 12-month period. New listings increased 12.22 percent, from 1,219 to 1,368. The average sales price rose 4.95 percent, from $1,428,963 to $1,499,678. Inventory for Marco Island checked in at 621 units and 9.13 months of supply.

Bonita Springs-Estero

Sales in Bonita Springs-Estero were down 5.40 percent in the most recent 12-month period, decreasing from 3,072 to 2,906 properties sold. New listings rose 8.60 percent from 3,827 to 4,156, while the average sales price rose 7.38 percent from $724,858 to $778,357. Inventory for Bonita Springs-Estero stood at 1,393 units, with 5.75 months of supply.

Fort Myers

With 4,802 properties sold, sales in Fort Myers were down 12.23 percent from the preceding 12-month period when 5,471 properties were sold. New listings were up 18.76 percent, from 6,726 to 7,988. The average sales price was up 2.44 percent, from $496,411 to $508,529. Inventory for Fort Myers was 2,556 units, and 6.39 months of supply.

Fort Myers Beach

There were 363 properties sold in Fort Myers Beach in the most recent 12-month period, a decrease of 4.22 percent from the preceding 12-month period when 376 properties were sold. New listings were down 7.83 percent, from 651 to 600. The average sales price was down 4.11 percent, from $956,082 to $916,758. Inventory for Fort Myers Beach checked in at 284 units, and 9.39 months of supply.

Sanibel-Captiva

Sales in Sanibel-Captiva were down 2.74 percent in the most recent 12-month period, decreasing from 365 to 355 properties sold. New listings were up 16.42 percent from 597 to 695, while the average sales price decreased 16.55 percent from $1,588,109 to $1,325,242. Inventory for Sanibel-Captiva stood at 354 units, and 11.97 months of supply.

Cape Coral

With 5,612 properties sold, sales in Cape Coral decreased 6.59 percent from the preceding 12-month period when 6,008 properties were sold. New listings were up 14.38 percent, from 8,646 to 9,889. The average sales price decreased 5.09 percent, from $504,228 to $478,578. Inventory for Cape Coral was 3,227 units, with 6.90 months of supply.

Pine Island-Matlacha

There were 218 properties sold in Pine Island-Matlacha in the most recent 12-month period, an increase of 4.31 percent from the preceding 12-month period when 209 properties were sold. New listings rose 43.04 percent, from 309 to 442. The average sales price decreased 19.23 percent, from $676,599 to $546,503. Inventory for Pine Island-Matlacha checked in at 178 units, with 9.80 months of supply.
