Southwest Florida

With 22,161 properties sold in the 12-month period ending November 30, 2024, sales in Southwest Florida were down 10.04 percent from the preceding 12-month period when 24,633 properties were sold. New listings increased 9.84 percent, from 36,263 to 39,830. The average sales price increased 3.4 percent, from $794,682 to $821,713. As of November 30, 2024, inventory for Southwest Florida stood at 14,422 units and 7.81 months of supply.

Naples

Next up, Naples luxury homes for sale. There were 8,198 properties sold in Naples during the most recent 12-month period, a decrease of 12.12 percent from the preceding 12-month period when 9,329 properties were sold. New listings were up 13.13 percent, from 12,617 to 14,274. The average sales price was up 7.24 percent, from $1,070,021 to $1,147,463. Inventory for Naples checked in at 5,257 units and 7.70 months of supply.

Marco Island

Sales on Marco Island were up 5.48 percent in the most recent 12-month period, increasing from 766 to 808 properties sold. New listings were up 8.35 percent, from 1,293 to 1,401. The average sales price increased 1.61 percent, from $1,496,649 to $1,520,702. Inventory for Marco Island was 573 units, with 8.51 months of supply.

Bonita Springs-Estero

With 2,605 properties sold, sales in Bonita Springs-Estero were down 12.55 percent from the preceding 12-month period when 2,979 properties were sold. New listings were up 13.09 percent, from 3,851 to 4,355. The average sales price was up 2.05 percent, from $782,205 to $798,275. Inventory for Bonita Springs-Estero stood at 1,517 units and 6.99 months of supply.

Fort Myers

There were 4,161 properties sold in Fort Myers during the most recent 12-month period, a decrease of 15.58 percent from the preceding 12-month period when 4,929 properties were sold. New listings increased 4.43 percent, from 7,564 to 7,899. The average sales price increased 1.37 percent, from $499,580 to $506,446. Inventory for Fort Myers checked in at 2,823 units and 8.14 months of supply.

Fort Myers Beach

Sales in Fort Myers Beach were down 38.30 percent in the most recent 12-month period, decreasing from 389 to 240 properties sold. New listings decreased 0.49 percent, from 616 to 613. The average sales price decreased 11.27 percent, from $944,252 to $837,860. Inventory for Fort Myers Beach was 323 units and 16.15 months of supply.

Sanibel-Captiva

With 290 properties sold, sales in Sanibel-Captiva were down 27.68 percent from the preceding 12-month period when 401 properties were sold. New listings were down 12.13 percent, from 742 to 652. the average sales price was up 10.04 percent, from $1,218,757 to $1,341,169. Inventory for Sanibel-Captiva stood at 317 units and 13.12 months of supply.

Cape Coral

There were 5,664 properties sold in Cape Coral in the most recent 12-month period, an increase of 0.66 percent from the preceding 12-month period when 5,627 properties were sold. New listings increased 11.42 percent, from 9,156 to 10,202. The average sales price increased 0.73 percent, from $476,877 to $473,407. Inventory for Cape Coral checked in at 3,422 units and 7.25 months of supply.

Pine Island-Matlacha

Sales in Pine Island-Matlacha were down 8.45 percent in the most recent 12-month period, decreasing from 213 to 195 properties sold. New listings were up 2.36 percent, from 424 to 434. The average sales price increased 10.60 percent, from $538,458 to $595,541. Inventory for Pine Island-Matlacha was 190 units, with 11.69 months of supply.
