It's time once again to dive into the data with a summarized look at our full Monthly Market Report. As always, keeping up with market trends is essential to achieving your goals. Our real estate agents have the latest in our Monthly Market Report for December 2024.

Southwest Florida

With 22,276 properties sold in the 12-month period ending December 31, 2024, sales in Southwest Florida were down 9.03 percent from the preceding 12-month period when 24,488 properties were sold. New listings were up 11.11 percent, from 36,550 to 40,610. The average sales price increased 2.97 percent, from $796,406 to $820,062. As of December 31, 2024, inventory for Southwest Florida stood at 15,381 units and 8.29 months of supply.

Naples

Naples luxury homes for sale saw similar trends in December. There were 8,267 properties sold in Naples during the most recent 12-month period, a decrease of 10.41 percent from the preceding 12-month period when 9,228 properties were sold. New listings increased 14.97 percent, from 12,691 to 14,591. The average sales price was up 6.31 percent, from $1,071,714 to $1,139,349. Inventory for Naples checked in at 5,631 units and 8.17 months of supply.

Marco Island

Sales on Marco Island were up 4.52 percent in the most recent 12-month period, increasing from 774 to 809 properties sold. New listings were up 10.98 percent, from 1,302 to 1,445. The average sales price rose 0.67 percent, from $1,500,279 to $1,510,312. Inventory for Marco Island was 638 units, with 9.46 months of supply.

Bonita Springs-Estero

There were 2,671 properties sold in Bonita Springs-Estero during the most recent 12-month period, a decrease of 9.98 percent from the preceding 12-month period when 2,967 properties were sold. New listings rose 14.46 percent, from 3,901 to 4,465. The average sales price increased 0.56 percent, from $791,447 to $795,874. Inventory for Bonita Springs-Estero was 1,637 units, with 7.35 months of supply.

Fort Myers

With 4,158 properties sold, sales in Fort Myers were down 14.50 percent from the preceding 12-month period when 4,863 properties were sold. New listings were up 3.45 percent, from 7,661 to 7,925. The average sales price was up 0.30 percent, from $503,228 to $504,740. Inventory for Fort Myers stood at 2,923 units and 8.44 months of supply.

Fort Myers Beach

Sales in Fort Myers Beach were down 36.27 percent in the most recent 12-month period, decreasing from 386 to 246 properties sold. New listings increased 10.74 percent, from 596 to 660. The average sales price was down 6.54 percent, from $917,488 to $857,525. Inventory for Fort Myers Beach was 378 units and 18.44 months of supply.

Sanibel-Captiva

With 286 properties sold, sales in Sanibel-Captiva were down 27.41 percent from the preceding 12-month period when 394 properties were sold. New listings were down 5.23 percent, from 727 to 689. The average sales price was up 12.78 percent, from $1,241,902 to $1,400,626. Inventory for Sanibel-Captiva checked in at 387 units and 16.24 months of supply.

Cape Coral

There were 5,641 properties sold in Cape Coral during the most recent 12-month period, a decrease of 0.32 percent from the preceding 12-month period when 5,659 properties were sold. New listings were up 12.12 percent, from 9,250 to 10,371. The average sales price was down 0.45 percent, from $476,250 to $474,087. Inventory for Cape Coral was 3,566 units, with 7.59 months of supply.

Pine Island-Matlacha

Sales in Pine Island-Matlacha were down 8.76 percent in the most recent 12-month period, decreasing from 217 to 198 properties sold. New listings were up 9.95 percent, from 422 to 464. The average sales price increased 8.75 percent, from $541,124 to $588,464. Inventory for Pine Island-Matlacha stood at 221 units and 13.39 months of supply.
