There were 21,884 properties sold in Southwest Florida during the 12-month period ending March 31, 2025, a decrease of 8.37 percent from the preceding 12-month period when 23,882 properties were sold. New listings were up 9.08 percent, from 38,513 to 42,010. The average sales price was down 7.12 percent, from $795,868 to $738,480. As of March 31, 2025, inventory for Southwest Florida stood at 19,503 units, and 10.69 months of supply.
Naples
Next up, Naples luxury homes for sale. With 8,149 properties sold, sales in Naples were down 8.40 percent from the preceding 12-month period, when 8,896 properties were sold. New listings increased 12.80 percent, from 13,470 to 15,194. The average sales price increased 8.95 percent, from $1,069,861 to $1,165,666. Inventory for Naples checked in at 7,475 units, and 11.01 months of supply.
Marco Island
Sales on Marco Island were down 3.55 percent in the most recent 12-month period, decreasing from 816 to 787 properties sold. New listings were up 4.95 percent, from 1,395 to 1,464. The average sales price was down 3.78 percent, from $1,543,685 to $1,485,269. Inventory for Marco Island was 783 units, and 11.94 months of supply.
Bonita Springs-Estero
There were 2,673 properties sold in Bonita Springs-Estero in the most recent 12-month period, a decrease of 7.54 percent from the preceding 12-month period when 2,891 properties were sold. New listings were up 13.16 percent, from 4,104 to 4,644. The average sales price increased 2.83 percent, from $762,355 to $783,914. Inventory for Bonita Springs-Estero stood at 2,120 units, and 9.52 months of supply.
Fort Myers
Sales in Fort Myers were down 13.39 percent in the most recent 12-month period, decreasing from 4,697 to 4,068 properties sold. New listings increased 3.41 percent, from 7,918 to 8,188. The average sales price was down 0.46 percent, from $510,620 to $508,255. Inventory for Fort Myers was 3,676 units, and 10.84 months of supply.
Fort Myers Beach
With 222 properties sold, sales in Fort Myers Beach were down 36.21 percent from the preceding 12-month period, when 348 properties were sold. New listings were up 29.51 percent, from 576 to 746. The average sales price was down 0.98 percent, from $932,673 to $923,542. Inventory for Fort Myers Beach stood at 529 units, and 28.59 months of supply.
Sanibel-Captiva
There were 264 properties sold in Sanibel-Captiva in the most recent 12-month period, a decrease of 24.14 percent from the preceding 12-month period when 348 properties were sold. New listings were up 22.04 percent, from 685 to 836. The average sales price was up 1.76 percent, from $1,340,047 to $1,363,646. Inventory for Sanibel-Captiva checked in at 632 units, and 28.73 months of supply.
Cape Coral
Sales in Cape Coral were down 1.79 percent in the most recent 12-month period, decreasing from 5,652 to 5,551 properties sold. New listings increased 5.43 percent, from 9,918 to 10,457. The average sales price decreased 2.23 percent, from $477,954 to $467,277. Inventory for Cape Coral stood at 3,976 units, and 8.60 months of supply.
Pine Island-Matlacha
With 170 properties sold, sales in Pine Island-Matlacha were down 27.35 percent from the preceding 12-month period, when 234 properties were sold. New listings were up 7.61 percent, from 447 to 481. The average sales price decreased 5.02 percent, from $577,706 to $548,698. Inventory for Pine Island-Matlacha was 312 units, and 22.02 months of supply.
