New listings increased 5.22 percent, from 39,402 to 41,460. The average sales price decreased 0.45 percent, from $815,289 to $811,597. As of May 31, 2025, inventory for Southwest Florida stood at 17,488 units and 9.88 months of supply.
Naples
Naples luxury homes for sale are up next. Sales in Naples were down 12.98 percent in the most recent 12-month period, decreasing from 8,944 to 7,783 properties sold. New listings were up 6.72 percent, from 13,950 to 14,887. The average sales price increased 4.53 percent, from $1,109,841 to $1,160,137. Inventory for Naples checked in at 6,643 units and 10.24 months of supply.
Marco Island
There were 752 properties sold on Marco Island in the most recent 12-month period, a decrease of 10.05 percent from the preceding 12-month period when 836 properties were sold. New listings were up 4.81 percent, from 1,392 to 1,459. The average sales price decreased 7.68 percent, from $1,564,209 to $1,444,150. Inventory for Marco Island was 687 units and 10.96 months of supply.
Bonita Springs-Estero
Sales in Bonita Springs-Estero were down 6.91 percent in the most recent 12-month period, decreasing from 2,853 to 2,656 properties sold. New listings increased 11.67 percent, from 4,149 to 4,633. The average sales price was down 2.78 percent, from $783,861 to $762,107. Inventory for Bonita Springs-Estero stood at 1,860 units and 8.40 months of supply.
Fort Myers
With 3,980 properties sold, sales in Fort Myers decreased 14.26 percent from the preceding 12-month period, when 4,642 properties were sold. New listings increased 0.98 percent, from 7,979 to 8,057. The average sales price decreased 0.27 percent, from $509,472 to $508,086. Inventory for Fort Myers checked in at 3,257 units and 9.82 months of supply.
Fort Myers Beach
Sales in Fort Myers Beach were down 34.66 percent in the most recent 12-month period, decreasing from 326 to 213 properties sold. New listings were up 40.61 percent, from 554 to 779. The average sales price was up 0.55 percent, from $920,468 to $925,549. Inventory for Fort Myers Beach was 508 units and 28.62 months of supply.
Sanibel-Captiva
There were 241 properties sold in Sanibel-Captiva during the most recent 12-month period, a decrease of 32.49 percent from the preceding 12-month period when 357 properties were sold. New listings were up 31.29 percent, from 668 to 877. The average sales price was down 4.63 percent, from $1,351,804 to $1,289,260. Inventory for Sanibel-Captiva stood at 572 units and 28.48 months of supply.
Cape Coral
With 5,463 properties sold, sales in Cape Coral were down 4.59 percent from the preceding 12-month period, when 5,726 properties were sold. New listings were up 0.18 percent, from 10,277 to 10,296. The average sales price decreased 5.05 percent, from $479,478 to $455,262. Inventory for Cape Coral was 3,708 units and 8.14 months of supply.
Pine Island-Matlacha
Sales in Pine Island-Matlacha were down 25.23 percent in the most recent 12-month period, decreasing from 218 to 163 properties sold. New listings were up 9.01 percent, from 433 to 472. The average sales price decreased 1.84 percent, from $566,259 to $555,868. Inventory for Pine Island-Matlacha checked in at 253 units, and 18.63 months of supply.
