Southwest Florida
In the 12-month period ending June 30, 2025, there were 21,336 properties sold across Southwest Florida, compared to 23,504 during the previous 12-month period. New listings saw a 5.57% boost, rising from 39,273 to 41,411. The average sales price held steady, showing a slight shift from $814,149 to $813,435. As of June 30, inventory across the region included 16,025 properties, representing 9.01 months of supply.
Naples
Next up, Naples luxury homes for sale. In Naples, 7,810 properties changed hands over the last 12 months, compared to 8,767 during the prior period. New listings increased by 6.64%, moving from 13,966 to 14,883. The average sales price climbed 4.97%, rising from $1,114,793 to $1,173,447. Naples had 6,008 active listings at the end of June, with 9.23 months of supply.
Marco Island
A total of 760 properties were sold in Marco Island, compared to 847 in the previous year-long period. New listings were up by 7.73%, growing from 1,393 to 1,478. The average sales price adjusted from $1,528,692 to $1,415,983. Inventory included 644 properties, with 10.17 months of supply available.
Bonita Springs-Estero
Bonita Springs–Estero recorded 2,643 property sales over the past 12 months, following 2,785 sales the previous year. The area saw an 11.38% increase in new listings, jumping from 4,167 to 4,629. Average sales prices reflected a modest adjustment from $787,299 to $762,724. Current inventory sits at 1,673 units, with 7.60 months of supply.
Fort Myers
In Fort Myers, 4,040 properties were sold, compared to 4,459 the prior year. New listings ticked up slightly by 1.56%, moving from 7,849 to 8,011. The average sales price moved from $507,459 to $499,712. Inventory reached 2,939 units as of June 30, with 8.73 months of supply.
Fort Myers Beach
There were 220 sales in Fort Myers Beach over the past 12 months, compared to 313 in the previous year. The market welcomed a notable increase in new listings—up 42.75% from 562 to 798. The average sales price saw a shift from $934,376 to $897,700. Inventory stood at 481 properties, with 26.24 months of supply.
Sanibel-Captiva
Sanibel–Captiva saw 252 properties sold, following 325 in the prior 12-month period. New listings increased significantly by 35.42%, rising from 646 to 887. The average sales price moved from $1,336,823 to $1,308,868. Inventory at the end of June included 520 listings, totaling 24.76 months of supply.
Cape Coral
In Cape Coral, 5,438 homes were sold in the past year, compared to 5,800 the year before. New listings held steady with a small increase from 10,247 to 10,248. The average sales price shifted from $476,970 to $451,886. Inventory reached 3,518 homes, with 7.76 months of supply.
Pine Island-Matlacha
Pine Island–Matlacha recorded 173 property sales, following 208 during the prior 12-month span. New listings rose 10.16%, from 443 to 477. The average sales price moved from $571,222 to $550,709. Inventory included 242 properties, with 16.79 months of supply.
