Southwest Florida Market Report: July 2025

Southwest Florida

  • In the 12-month period ending July 31, 2025, there were 21,374 properties sold across Southwest Florida compared to 23,504 during the prior 12 months.
  • New listings showed healthy growth, rising 5.04 percent from 39,273 to 41,253.
  • The average sales price held steady, shifting slightly from $814,149 to $808,711.
  • As of July 31, 2025, inventory stood at 14,483 units, representing 8.13 months of supply.

Naples

  • Naples continues to shine in the luxury market. Over the past 12 months, 7,848 properties sold, compared to 8,767 in the previous period.
  • New listings climbed 6.42 percent, moving from 13,966 to 14,862.
  • The average sales price gained 4.77 percent, rising from $1,114,793 to $1,167,999.
  • Inventory reached 5,312 units, equal to 8.12 months of supply.

Marco Island

  • Marco Island recorded 761 property sales in the past year, compared to 847 in the prior period.
  • New listings ticked upward 4.38 percent, from 1,393 to 1,454.
  • The average sales price adjusted from $1,528,692 to $1,407,103.
  • Inventory was measured at 573 units, representing 9.04 months of supply.

Bonita Springs–Estero

  • In Bonita Springs–Estero, 2,676 properties changed hands, compared to 2,785 in the previous period.
  • New listings surged 11.83 percent, growing from 4,167 to 4,660.
  • The average sales price adjusted to $751,881, compared to $787,299 previously.
  • Inventory stood at 1,556 units, with 6.98 months of supply available.

Fort Myers

  • Fort Myers recorded 4,026 property sales, compared to 4,459 in the prior 12 months.
  • New listings edged upward 1.02 percent, from 7,849 to 7,929.
  • The average sales price moderated slightly, from $507,459 to $492,967.
  • Inventory totaled 2,598 units, equal to 7.74 months of supply.

Fort Myers Beach

  • Fort Myers Beach saw 220 properties sold in the most recent 12 months, compared to 313 in the preceding year.
  • New listings rose significantly, up 43.95 percent from 562 to 807.
  • The average sales price moved from $934,376 to $905,657.
  • Inventory was measured at 439 units, with 23.95 months of supply.

Sanibel–Captiva

  • Sanibel–Captiva recorded 255 sales over the past year, compared to 325 in the previous 12 months.
  • New listings expanded by 39.16 percent, moving from 646 to 899.
  • The average sales price adjusted slightly from $1,336,823 to $1,294,366.
  • Inventory reached 474 units, equal to 22.31 months of supply.

Cape Coral

  • Cape Coral saw 5,403 property sales in the past year, compared to 5,800 the year before.
  • New listings remained consistent, with a slight change from 10,247 to 10,160.
  • The average sales price shifted from $476,970 to $448,212.
  • Inventory stood at 3,305 units, representing 7.34 months of supply.

Pine Island–Matlacha

  • In Pine Island–Matlacha, 185 properties sold, compared to 208 in the preceding 12 months.
  • New listings increased 8.80 percent, from 443 to 482.
  • The average sales price adjusted to $542,798, compared to $571,222 previously.
  • Inventory totaled 226 units, with 14.66 months of supply.
