September 2025 Real Estate Market Report | Southwest Florida

SOUTHWEST FLORIDA MARKET PERSPECTIVE

Compared to last year, closed sales for September were up 11.4%, with 1,642 sales reported. This brought year-to-date sales to 17,409, down 3.5% from the same period last year. Over the preceding three years, year-to-date sales through September posted year-over-year declines of 28%, 14%, and 8%, respectively. With August sales up and the rate of year-to-date decline having subsided, the overall pattern sets the stage for positive movement.

A total of 2,679 new listings were posted for September, down 4.8% from last year. Year-to-date new listings through September were essentially unchanged from the same period last year. With 12,720 available properties as of September 30, listing inventory was up 6.8% from the same date last year but, after six consecutive monthly declines, posted its lowest count year-to-date. Following a similar pattern, months of supply stood at 7 months as of September 30 and continues to indicate an overall balanced market.
