SOUTHWEST FLORIDA MARKET PERSPECTIVE
With 2,743 closed sales, March marked the 10th consecutive month of year-over-year gains, bringing first-quarter sales to 6,316—a 16% increase over Q1 2025.
Meanwhile, new listings continue to post declines. The 12,153 listings added through March were 14% fewer than during the same period last year, with year-over-year monthly declines posted in 10 of the preceding 11 months.
Strong sales, combined with a slower pace of new listings, continue move inventory lower, now down 19% year over year with 15,774 active listings as of March 31st. Months of supply stood at 7.99, down 25% from the same time in 2025 and within the 6–12 month range considered balanced for Southwest Florida. Notably, both inventory and months of supply also declined from February—an unusual trend historically.
